3.4.4 Providing special surveys, environmental studies and
<br />submissions rcquired for approvals of govemmental authorities
<br />or others having jurisdiction over the Project.
<br />3.4.5 Providing services reladve to future facIliaes, systems
<br />and equipment.
<br />3.4.6 Providing services [o invesugate existing condidons or
<br />facilides or to make measured drawings thereof.
<br />3.4.7 Providing services to verify the accuracy of drawings or
<br />other informadon furnished by the Owner.
<br />3.4.8 Providing coordination of consuucdon performed by
<br />separate contractors or by the Owner's own forces and coordi-
<br />nation of services required in connecdon with construcdon
<br />performed and equipment supplied by the Owner.
<br />3.4.9 Providing services in connection with the work of a con-
<br />suuction manager or separate consulcanu retained by the
<br />Owner.
<br />3.4.10 Providing detailed estimates of Conscruction Cosc.
<br />3.4.11 Providing detailed quandty surveys or inventories of
<br />material, equipment and labor.
<br />3.4.12 Providing analyses of owning and operacing costs.
<br />3.4.13 Providing interior design and other similar services
<br />required for or in connection with the selection, procurement
<br />or installation of furivture, furnishings and related equipment.
<br />3.4.14 Providing services for planning tenant or rrntal spaces.
<br />3.4.15 Making investigarions, invencories of macerials or equip-
<br />ment, or valuadons and detailed appraisals of existing facilides.
<br />3.4.16 Preparing a set of reproducible record drlwings show-
<br />ing significant changes in the Work madc during consuuction
<br />based on muked-up prints, drawings and other data fumished
<br />by che Contractor to the Architect.
<br />3.4.17 Providing assistance in the utilizadon of equipment or
<br />syscems such as cesting, adjusting and balancing, preparadon of
<br />operltion and maincenance manuals, training personnel for
<br />operadon and maintenance, and consultation during operadon.
<br />3.4.18 Providing services after issuance to the Owner of the
<br />final Certificate for Pzyment, or in the absence of a final Cer-
<br />tificate for Payment, more than 60 days afrer che date of Sub-
<br />stantial Completion of the Work.
<br />3.4.19 Providing services of consultants for other than archi-
<br />tectural, structural, mechanical and electrical engineering por-
<br />tions of the Project provided as a part of Basic Services.
<br />3.4.20 Pxoviding any other services not otherwisc included in
<br />this Agreement or not customazlly fumished in accordance
<br />with generally accepted architectural pracace.
<br />ARTICLE 4
<br />OWNER'S RESPONSIBILITIES
<br />4.1 The Owna shall provide full information reguding
<br />requirements for the Project, including a program which shall
<br />set forth the Owner's objectives, schedule, constraints and cri-
<br />ceria, including space requiremenu and reladonships, fleari-
<br />bility, expandability, special equipment, systems and site
<br />requirements.
<br />4.2 Thc Owner shall establish and update an overall budget for
<br />the Project, including the Construction Cosc, the Owner's ocher
<br />costs and reasonable contingencies rela[ed to zll of these costs.
<br />4.3 If requesced by the Architect, the Owner shall fumish evi-
<br />dence thac financial arrangemrncs have been made to fulf`ill the
<br />Owner's obligadons under this Agreement.
<br />4.4 The Owner shall designace a representative authorized to
<br />acc on the Owna's behatf with respcc[ [o the Projecc. The
<br />Owna or such authorized represrntative shall render decisions
<br />in a timely m2nner pertaining to documents submicted by the
<br />Architect in order to avoid unreasonahk delay in the orderiy
<br />and sequential progress of the Architect's services.
<br />4.5 The Owner shall fiunish surveys describing physical
<br />characcerisdcs, legal limitations and utiliry locaaons for the sice
<br />of the Project, and a written legal description of the site. The
<br />surveys and legzi information shall include, as applicable,
<br />grades and lines of streets, alieys, pavements and adjoinuig
<br />property and suvctures; adjacenc dcainage; rights-of-way,
<br />restricdons, easements, encroachments, aoning, dced restric-
<br />tions, boundazies and contours of the site; locations, dimen-
<br />sions and necessary data pertaining to existing buildings, other
<br />improvemrnts 2nd trees; and informadon conceming available
<br />udlity services aad lines, both public and private, above and
<br />below graft including irnerts and depths. All the information
<br />on the survey shall be referenced to a Project benchmark.
<br />4.6 The Owna shall fumish the services of geotechnical rngi-
<br />neers when such services aze requested by the Architec[. Such
<br />services may include but are not limited to test borings, test
<br />pits, determinations of soil beuing values, percolation tescs,
<br />evaluadons of huardous materials, ground conosioa and resis-
<br />tivity tests, including necessary operations for anticipating sub-
<br />soil conditions, wich reports and appropriate professional
<br />recommendations.
<br />4.6.1 The Owner shall fumish the services of other mnsul-
<br />tanu when such services ue reasonably required by the scope
<br />of the Project and ue requested by the Architect.
<br />4.7 The Owner shall fumish suvcrural, mechanical, chemical,
<br />air and wata pollution tests, tescs for hazardous materials, and
<br />other laboratory and environmental tests, inspecdons and
<br />reports required by law or the Contract Documents.
<br />4.8 The Owner shall fumish all legal, accounting and insurance
<br />counseling services as may be necessary at any time for che
<br />Project, including auditing services the Owner may require to
<br />verify the Contrac[or's Applications for Paymrnt or to ascertain
<br />how or for what purposes the Contractor has used the money
<br />paid by or on behalf of the Owner.
<br />4.9 The services, informadon, surveys and reports required by
<br />Paragraphs 4.5 through 4.8 shall be fumished at the Owner's
<br />expense, and the Architect shall be endded to rely upon the
<br />accuracy and completeness thereof.
<br />4.10 Prompt written nodce shall be given by [he Owner to the
<br />Architea if the Owner bernmes aware of any fault or defect in
<br />the Project or nonconformance with the Contract Documents.
<br />4.11 The proposed language of certificates or certifications
<br />requesced of the Archicect or Architect's consuitanu shall be
<br />submitted to the Architect for review and approval at least 14
<br />days prior to execution. The Owner shall not request certifica-
<br />tions that would require knowledge or services beyond the
<br />scope of this Agreement.
