<br />so, concluding that the proposed exterior lighting system complies with the standards set forth <br />in Section 1161.12 (Illumination of Parking Areas) of this Zoning Code and in Section 556.02 <br />(Lighting Nuisance Standards) of the General Offenses Code. Once a plan has been approved <br />and implemented no owner or occupant of property shall modify the plan without first submitting <br />to the Building Official modification plans and obtaining the approval of the City to such <br />proposed modification. <br />1161.12 ILLUMINATION OF PARKING AREAS. <br />(a) Parking areas shall be thoroughly illuminated whenever determined <br />necessary by the Planning Commission to protect the public safety. Such illumination shall be <br />designed and located so that light sources are shielded from adjoining residential districts and <br />streets, and shall not be of excessive brightness or cause a glare hazardous to pedestrian or <br />motor vehicles. <br />(b) Luminaire Height <br />(1) The maximum luminaire height in the <br />Office Building District shall be ten (10) feet. <br />(2) The maximum luminaire height in all other <br />districts sha11 be twenty (20) feet. However, <br />the City Planning Commission may approve <br />luminaire heights up to a malcimum of thirty <br />(30) feet upon a showing by the applicant that <br />the additional height complies with both of the <br />following standards: <br />(i) the additional height is necessary to <br />efficiently illuminate outdoor areas; and <br />(ii) the additional height will have no <br />adverse effect on adjacent properties. <br />1161.121 AMORTIZATION OF NONCONFORMING LUMINAIRES. <br />Notwithstanding any other provision of this Zoning Code, all <br />nonconforming luminaires located upon property within the City shall be removed from the <br />property, or modified to be in compliance with the provisions of Section 1161.12, by the <br />property owners no later than by January 1, 1998. Any property owner, or other affected party, <br />upon application to the Building Official and upon demonstration of serious economic harm <br />which could not have been avoided by a reasonable attempt to have earlier complied with Section <br />1161.12, may be granted an additional period of time, not to exceed ninety days to comply with
