<br />ITEM SEVEN• No Proration , Etc <br />General taxes, special assessments which are a lien, and annual maintenance charges, <br />municipal and county, if any, shall not be prorated. <br />ITEM EI HT: Binding Agreement <br />This Agreement shall be binding upon and inure to the benefit of Seller and Purchaser, and <br />their respective heirs, executors, administrators and assigns. This Agreement contains all of the <br />terms and conditions of this transaction upon which Seller and Purchaser have agreed. <br />Purchaser represents and states that they have read this Agreement and fully understand its <br />entire contents; that they have inspected the subject real property to their complete satisfaction <br />and are entering into this Agreement having full knowledge of the complete physical condition of <br />said property; and that Seller has made no written or oral representations to them about the <br />physical condition of the property, other than as expressly stated in this Agreement. Both parties <br />waive the requirement of the presentment of a Real Property Disclosure Statement. <br />I1'EM NINE: Failure to Perform <br />Seller and Purchaser agree that, should either fail to perform their obligations under this <br />Agreement, either shall be entitled to pursue any remedy available to them at law or in equity. <br />ITEM TEN: Integrated Contract Clause <br />Tfiis Agreement constitutes the entire agreement between the parties, and there are no <br />agreements, understandings, restrictions, warranties, or representations between the parties <br />other than those set forth or provided for in this Agreement. <br />WHEREOF, intending to be legally bound, the parties have hereto affixed their signatures <br />at the place and upon the date above first written.
