p I,.:, CITY OF NORTH OLMSTED ORDINANCE NO. 96-102 By: Councilman O' Grady AN ORDINANCE AMENDING SECTION 1145.03 OF THE NORTH OLMSTED ZONING CODE, ENTITLED "USES PERMITTED" OF CHAPTER 1145 ENTITLED "LIMITED INDUSTRY--INDUSTRIAL PARK DISTRICT" BY ADDING THERETO A NEW SUBSECTION (G) ENTITLED "PERMITTED BUILDINGS AND USES BY CONDITIONAL USE PERMIT ". WHEREAS, this Council has recently reviewed a proposal to construct an indoor soccer facility to be located in the Limited Industry--Industrial Park District; and WHEREAS, this Council was in favor of said project even though the proposed facility was not a permitted use in said zoning district; and WHEREAS, in order to approve said facility it was necessary for the developer to request and receive a use variance from the Board of Zoning Appeals; and WHEREAS, this Council is of the belief that the permitted use of sports facilities is a compatible use in the Limited Industry--Industrial Park District provided that the developer first obtains a conditional use permit; and WHEREAS, after careful consideration, the Planning Commission of the City of North Olmsted, on the day of , 1996 recommended approval of the proposed amendment to Section 1145.03 of the Zoning Code. NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF NORTH OLMSTED, COUNTY OF CUYAHOGA AND STATE OF OHIO: SECTION 1: That Section 1145.03 which cunently reads: 1145.03 USES PERMITTED. The following shall be permitted in a Limited Industry--Industrial Park District: (a) Office BuildinQS. Offices include professional, financial, government, public utility, administrative and sales except that no retail sales involving the exchange of merchandise shall be permitted. Medical offices are not permitted. (b) Research L.aboratoriec, Research laboratories include experimental research and testing, all types of basic and applied research of product design and development,
