related to limited engagement activities at the North Olmsted Recreation Center. This includes,but <br /> is not limited to,the Ice Skating Show in May of 2016/2017. Upon two(2)weeks notice to Lessee, <br /> Lessee shall temporarily remit the leased space to Lessor by removing all vehicles until the activities <br /> are completed. Activities shall not exceed four(4)days. Additional dates may be added,provided <br /> compliance with the notice requirement herein. Lessor will reasonably accommodate Lessee by <br /> providing additional temporary on-site space to locate vehicles during any period of displacement,if <br /> such space is available. <br /> Lessor agrees that it shall not unreasonably impede access to the leased space by Lessee in <br /> any manner,including snow removal. Lessor shall provide snow removal services in the manner and <br /> fashion customary for the removal of snow from the parking field at the Recreation Center. Nothing <br /> in this lease agreement shall require Lessor to provide additional snow removal service apart from <br /> that which is provided to the balance of the parking field not otherwise designated as the leased <br /> space. Nothing herein shall be construed as a limitation upon Lessee to provide, in its sole <br /> discretion, snow removal service to the leased space or private drive, at its own cost. <br /> Section III <br /> Term of Lease <br /> This lease shall be for a twelve month term beginning on the 1st day of <br /> August, 2015, and ending on the 31St day of July, 2016. The lease may thereafter be extended on a <br /> monthly basis upon agreement of Lessor and Lessee. For purposes of such agreement,the Mayor is <br /> hereby designated as the official of Lessor with authority to agree to such extensions. <br /> Lessee may terminate this lease at any time by providing Lessor thirty (30) day advance <br /> written notice of Lessee's intention to do so. <br /> This Lease is conditioned upon Lessor obtaining approval from the City of North Olmsted <br /> and commencing the renovation and construction of buildings and appurtenant structures on or about <br /> 25870 Lorain Road, North Olmsted, Ohio. In the event that Lessor fails to obtain final approval <br /> from the City of North Olmsted City Council or, upon approval by City Council, fails to acquire <br /> building permits and undertake construction at 25870 Lorain Road, North Olmsted, Ohio within <br /> ninety(90)days after approval by City Council,then this lease shall terminate and be void and of no <br /> effect. <br /> Section IV <br /> Rent <br /> Lessee agrees to pay Lessor monthly rent during the term of the Lease as follows: <br /> Dollars ($ .00). Rent shall be due and payable on or before the fifth day <br /> of each month in advance. <br /> Section V <br />
