EXHIBIT I SCOPE OF SERVICES 1.1 The basic services to be provided by ARCHITECT under Section 1. Basic Services of the architectural services for the Police Station Renovation Project are as follows: (a) Completion of the Scope of Services listed in the ARCHITECT's PROPOSAL, on which this Agreement is based: A. Contract Documents Phase — ARCHITECT will: Prepare detailed construction drawings for public bidding, permits and construction. • Prepare specifications to support construction drawings, materials and systems. • Update the Opinion of Probable Construction Cost. • Prepare bidding information. • Assist the Owner in connection with the Owner's responsibility for filing documents required for the approval of governmental authorities having jurisdiction over the Project. B. Bidding and Negotiation Phase — ARCHITECT will: • Following the Owner's approval of the construction documents and the latest preliminary estimate of construction cost, the ARCHITECT will assist the Owner in obtaining bids or negotiated proposals and assist in awarding and preparing contracts for construction. C. Construction Phase — ARCHITECT will: • Advise and consult with the Owner during the construction phase, as well as visit the site at intervals appropriate to the stage of the contractor's operations in order to become generally familiar with and to keep the Owner informed about the progress and quality of the work completed, endeavor to guard the Owner against defects and deficiencies in the work, and determine in general if the work is being performed in accordance with the contract documents. 10
