Conditional Use Requirements <br />3. When located in a residential district, the front yard setback shall be not less than the <br />required front yard setback for any adjacent properties. All buildings, accessory <br />structures and outdoor activity areas shall be set back a minimum of 50 feet from any <br />side or rear property line. All parking areas shall be set back a minimum of 20 feet from <br />any side or rear property line. <br />4. At least one (1) property line, meeting the minimum width requirement, shall abut and <br />have direct access to an arterial or collector street as defined in Table 1161.07-1. <br />5. To the extent practical, shared parking arrangements should be employed with other <br />uses in the vicinity, in accordance with the provisions of Chapter 1161. <br />E. Hospitals. <br />1. Minimum lot area shall be four (4) acres. <br />2. Minimum lot width shall be 200 feet. <br />3. When located in a residential district, the front yard setback shall be not less than 100 <br />feet. All main and accessory buildings shall be set back a minimum of 100 feet from any <br />side or rear property line. All parking areas shall be set back a minimum of 50 feet from <br />any side or rear property line. <br />4. At least one (1) property line, meeting the minimum width requirement, shall abut and <br />have direct access to an arterial street as defined in Table 1161.07-1. <br />Section 1118.13 Offices and Services <br />A. Animal Services, Veterinary Office/Clinic, Animal Hospital, Grooming, Boarding, <br />Training or Day Care. <br />1. No part of the facility shall be located closer than 100 feet from any residential zoning <br />district. <br />2. If the facility is to include outdoor runs or exercise areas, minimum lot area shall be one <br />(1) acre. <br />3. No dog runs or animal exercise areas shall be located in a front yard. <br />4. Outdoor runs/exercise/relief areas shall be set back a minimum of 50 feet from all side <br />and rear property lines or the required setback for the zoning district, whichever is <br />greater; provided, a 100 foot setback shall be maintained from any residential district <br />boundary. <br />5. Outdoor runs/exercise/relief areas shall be screened by a six (6) foot privacy fence <br />constructed of quality materials that are compatible with the surrounding neighborhood <br />in accordance with the screening requirements in Chapter 1139. <br />6. All animal noise and odor must be confined to any building used to house the animals. <br />7. All animal excrement must be removed from any outdoor runs/exercise/relief areas or <br />yard and disposed of in a trash receptacle and removed off site on a weekly basis. <br />B. Short Term Lending Establishments, Check Cashing, Payday Lender, Title Loan <br />Company or similar. <br />1. The use shall be located at least 3,000 feet, measured lot line to lot line, from the <br />nearest check cashing establishment, payday lender, deferred presentment lender, <br />pawnshop ortitle loan company. <br />Page 1118-10 City of North Olmsted Zoning Code <br />
