Building Permits and Certificates of Occupancy <br />Section 1119.01 Building Permit Required <br />No excavation for a foundation, nor the erection, construction or alteration of any structure or <br />part of a structure, nor occupancy of any street with the building materials, nor erection of <br />temporary structures for construction purposes, nor any other improvement to real property for <br />which a building permit is required, shall be undertaken until a building permit therefor has been <br />issued by the Building Commissioner. <br />Section 1119.02 Certificate of Occupancy <br />A. When Required. Upon completion of construction, all alterations, additions and new <br />construction including development projects requiring approval under Chapter 1126 must be <br />reviewed and issued a Certificate of Occupancy as required by the Ohio Building Code. <br />B. Application. The application for building permit filed with the Building Commissioner shall <br />constitute the application for a Certificate of Occupancy. <br />C. Issuance. A Certificate of Occupancy or Conditional Certificate of Occupancy shall be <br />issued within ten (10) days after the erection or alteration of suck buildings has been <br />completed in conformity with the building permit. <br />Section 1119.03 Certificate of Zoning Coll <br />A. When Required. <br />1. Change in Use or New Business. Regardless of whether or not a building permit is <br />required for construction activities, any change of use, establishment of a new use or <br />new business occupancy must be reviewed and issued a Certificate of Zoning <br />Compliance by the Building Commissioner. <br />2. Development Plan. Upon completion of construction, all alterations, additions and new <br />construction for development projects requiring approval under Chapter 1126 must be <br />reviewed and issued a Certificate of Zoning Compliance by the Building Commissioner. <br />B. Application. <br />1. Change in Use or New Business. In the event the owner or occupant of an existing <br />building desires to change the use or business of the same, he shall file with the Building <br />Commissioner an application for a Certificate of Zoning Compliance which shall set forth <br />a description of the land and buildings, the present use and the proposed new use. <br />2.Develo6m2nt Plan. In the event the owner or occupant proposes changes to property or <br />buildings that constitute a development plan under Chapter 1126, the application for <br />,building permit filed with the Building Commissioner shall constitute the application for a <br />Certificate of Zoning Compliance. <br />C. Issuance. A Certificate of Zoning Compliance shall be issued within ten (10) days after the <br />application has been made or the improvements related to the approved development plan <br />under Chapter 1126 have been completed, provided such proposed use is in conformity with <br />the provisions of this Zoning Code and any conditions imposed by City Council on the <br />approved development plan have been met. <br />Page 1119-1 City of North Olmsted Zoning Code <br />
