EXHIBIT <br />CHAPTER 1305 <br />One, Two and Three -Family Dwelling Code <br />1305.01 Adoption. <br />1305.02 File and distribution copies. <br />1305.03 Supplemental standards. <br />1305.99 Penalty. <br />CROSS REFERENCES <br />Adoption by reference - see Ohio R.C. 731.231 <br />Ohio Building Code - see Ohio R.C. 3 78 1. 10 <br />Energy conservation - see Ohio R.C. 3781.181 <br />Smoke detectors - see FIRE PREV. 1701.13 <br />1305.01 ADOPTION. <br />There is hereby adopted by the Municipality, the Residential Code of Ohio (RCO) and <br />related codes as adopted by the Ohio Board of Building Standards (OBBS), Department of <br />Industrial Relations, now in effect and all future editions or revisions, as may be amended from <br />time to time by the OBBS, and as identified and published in Division 4101:8 et seq. of the Ohio <br />Administrative Code (OAC). <br />(Ord. 2015-62. Passed 9-1-15.) <br />1305.02 FILE AND DISTRIBUTION COPIES. <br />Copies of the Dwelling Code adopted under Section 1305.01 are available online at the <br />website of the Ohio Board of Building Standards. <br />(Ord. 2015-62. Passed 9-1-15.) <br />1305.03 SUPPLEMENTAL STANDARDS. <br />The following standards are supplemental to and shall be construed to constitute a part of <br />the One, Two and Three -Family Dwelling Code adopted under Section 1305.01: <br />(a) Exposed Exterior Concrete or Block Masonry Walls. Exposed exterior walls shall <br />be treated in the following manner: <br />(1) New homes. <br />A. Block foundations. Above grade walls stepped to accommodate a <br />facing of either brick or stone veneer. <br />B. Concrete poured or pre -cast walls with a brick imprint to structure <br />showing above grade shall be acceptable. <br />(2) New additions or exterior alterations aboverg ade⢠Foundation above grade <br />shall match dwelling material. In the case where the existing structure has <br />more than one type foundation wall, the material shall match that on <br />existing elevation. <br />(3) Detached garages or sheds. May show concrete or stucco block to 8" <br />above grade. <br />Other variations require approval by the Building and 'Zoning Board of Appeals. <br />(b) Chimneys, Flues and Vents. <br />(1) All chimneys, flues and gas vents, that are exterior of the structure and <br />terminate above the roof line causing them to be viewable from a public <br />way, shall be enclosed in a corrosion resistant material that simulates a <br />conventional masonry chimney. <br />(2) In lieu of above, an enclosure compatible with exterior architectural <br />elements of the structure shall enclose the metal chimney, flue or gas vent. <br />(3) Definitions of a chimney, flue or gas vent are as follows: <br />A. "Chimney" means a primarily vertical masonry or reinforced <br />concrete shaft which encloses one or more flues. <br />
