One and Two Family Residence Districts <br />an integral part of a dwelling may be erected or extended above the height of the district <br />provided that any such appurtenance shall be set from the exterior vertical plane of the <br />building one (1) foot horizontally for each two (2) feet of height beyond the stated height <br />limitations. <br />Section 1135.05 Lot Area, Coverage and Width <br />A. Minimum Requirements. Maximum Lot Coverage. <br />1. Total Lot Coverage. The maximum land coverage by the principal structure shall not <br />exceed 25% of total lot area. <br />2. Rear Yard Lot Coverage. The total area of all detached garages, storage buildings and <br />any other accessory structures, such as decks, swimming pools, pavilions, gazebos or <br />animal shelters, shall not exceed 20% of the rear yard area. <br />Section 1135.06 Setbacks <br />In any One and Two Family Residence District, a dwelling shall have the following minimum <br />setbacks: <br />A. Front Yards. The minimum distance a dwelling shall be setback from the street line is 50 <br />feet. <br />B. Side Yards. The minimum width of the side yard shall be on one (1) side not less than five <br />(5) feet and the sum of the two (2) sides shall be not less than 20 feet, unless the dwelling is <br />designed to have an attached garage, in which case the sum of the two (2) sides shall not <br />be less than 15 feet. In no case shall the distance between adjacent dwellings be less than <br />15 feet. A drive may be placed in a side yard providing such side yard is no less than 15 feet <br />in width. The width of a side yard shall be determined at the point of the least distance from <br />any part of the dwelling to the adjacent side lot line measured perpendicular to the side lot <br />line. <br />C. Side Yards on Corner Lots. For a corner lot, the minimum setback on the side street shall <br />be 25 feet. <br />D. Rear Yards. The minimum depth of the rear yard shall be 50 feet.
