ImaOne and Two Family Residence Districts - BZD Committee Amended Draft <br />B. Maximum Lot Coverage. <br />1. Total Lot Coverage. The maximum land coverage by the principal structure shall not <br />exceed 25% of total lot area. <br />2. Rear Yard Lot Coverage. The total area of all detached garages, storage buildings and <br />any other accessory structures, suGh as including but not limited to decks, patios, <br />swimming pools, pavilions, gazebos or animal shelters, shall not exceed 20% of the rear <br />yard area. <br />Section 1135.06 Setbacks <br />In any One and Two Family Residence District, a dwelling shall have the following minimum <br />setbacks: <br />A. Front Yards. The minimum distance a dwelling shall be setback from the stfeet front lot <br />line is 50 feet. <br />B. Side Yards. The minimum width of the side yard shall be on one (1) side not less than five <br />(5) feet and the sum of the two (2) sides shall be not less than 20 feet, unless the dwelling is <br />designed to have an attached garage, in which case the sum of the two (2) sides shall not <br />be less than 15 feet. In no case shall the distance between adjacent dwellings be less than <br />15 feet. A drive may be placed in a side yard providing such side yard is no less than 15 feet <br />in width. The width of a side yard shall be determined at the point of the least distance from <br />any part of the dwelling to the adjacent side lot line measured perpendicular to the side lot <br />line. <br />C. Side Yards on Corner Lots. For a corner lot, the minimum setback on the side street shall <br />be 25 feet. <br />D. Rear Yards. The minimum depth of the rear yard shall be 50 feet. The depth of a rear yard <br />shall be determined at the point of least distance from any part of the dwelling to the <br />adjacent rear lot line of the lot measured perpendicular to the rear lot line. <br />Section 1135.07 Projections <br />A. Entrance features such as platforms, landings, steps, stoops or other open features not <br />e)(Geeding 50 squaFe feet in area inGludiRg steps and not extending above the first floor of a <br />building dwelling eXGept fGF Gede requiFed guaFds or handFails, may project not more than <br />eight (8) feet into a required front yard, and not more than three (3) feet into a required side <br />yard, provided such projection is not less than three (3) feet from any side lot line. <br />B. Architectural appurtenances which do not increase the livable floor area of a dwelling unit <br />may project not more than 24 inches into a required yard area. However, in no case shall <br />such projection be located closer than five (5) feet to any lot line. <br />C.
