LEGAL DESCRIPTION <br />OFA <br />0.0073 ACRE PERMANENT RIGHT-OF-WAY EASEMENT <br />CLAGUE ROAD <br />CITY OF NORTH OLMSTED <br />CUYAHOGA COUNTY, OHIO <br />Situated in the City of North Olmsted, County of Cuyahoga, State of Ohio and known as <br />being part of Original Dover Township Lot No. 40 and being a 0.0073 acre (318 sq. ft.) <br />Permanent Right -of -Way Easement located within that 0.448 acre (auditor) parcel of <br />land granted to Carson Wasserbeck by deed dated October 30, 2019 and recorded in <br />Document #201910300442 (PP #231-10-005) of Cuyahoga County Deed Records and <br />further bounded and described as follows, <br />Beginning at the intersection of the center line of Clague Road (60' Right -of -Way) with <br />the center line of Maple Ridge Road (60' Right -of -Way) witnessed by a 314" iron pin found <br />in a monument box, on the Southerly line of Original Dover Township Lot No. 40 and the <br />Place of Beginning of the premises herein intended to be described; <br />Thence South 89 degrees 29 minutes 46 seconds East, along said Southerly line of <br />Original Lot No. 40, a distance of 32.22 feet to the existing Easterly right-of-way line of <br />said Columbia Road, being the Principal Place of Beginning of the premises herein <br />intended to be described; <br />The following two (2) Courses are along said existing Easterly right-of-way line of Clague <br />Road; <br />Course 1 Thence North 20 degrees 54 minutes 05 seconds West, a distance of <br />5.92 feet to an angle point in said Easterly right-of-way line of Clague Road; <br />Course 2 Thence North 01 degrees 07 minutes 07 seconds East, a distance of <br />91.70 feet to a point; <br />Course 3 Thence Southeasterly, along the arc of a curve deflecting to the left, 97.81 <br />feet, said curve having a radius of 469.68 feet, a tangent of 49.08 feet, a <br />delta of 11 degrees 55 minutes 52 seconds and a chord which bears <br />South 04 degrees 48 minutes 29 seconds East, a distance of 97.63 feet <br />to a point in the Northerly line of a parcel of land granted to Kyle and Kathryn <br />Wells by deed dated August 13, 2014 and recorded in Document <br />#201408130547 (PP #231-10-066) of Cuyahoga County Deed Records, <br />said point also being on said Southerly line of Original Lot No. 40; <br />
