LEGAL DESCRIPTION OFA 0.0073 ACRE PERMANENT RIGHT-OF-WAY EASEMENT CLAGUE ROAD CITY OF NORTH OLMSTED CUYAHOGA COUNTY, OHIO Situated in the City of North Olmsted, County of Cuyahoga, State of Ohio and known as being part of Original Dover Township Lot No. 40 and being a 0.0073 acre (318 sq. ft.) Permanent Right -of -Way Easement located within that 0.448 acre (auditor) parcel of land granted to Carson Wasserbeck by deed dated October 30, 2019 and recorded in Document #201910300442 (PP #231-10-005) of Cuyahoga County Deed Records and further bounded and described as follows, Beginning at the intersection of the center line of Clague Road (60' Right -of -Way) with the center line of Maple Ridge Road (60' Right -of -Way) witnessed by a 314" iron pin found in a monument box, on the Southerly line of Original Dover Township Lot No. 40 and the Place of Beginning of the premises herein intended to be described; Thence South 89 degrees 29 minutes 46 seconds East, along said Southerly line of Original Lot No. 40, a distance of 32.22 feet to the existing Easterly right-of-way line of said Columbia Road, being the Principal Place of Beginning of the premises herein intended to be described; The following two (2) Courses are along said existing Easterly right-of-way line of Clague Road; Course 1 Thence North 20 degrees 54 minutes 05 seconds West, a distance of 5.92 feet to an angle point in said Easterly right-of-way line of Clague Road; Course 2 Thence North 01 degrees 07 minutes 07 seconds East, a distance of 91.70 feet to a point; Course 3 Thence Southeasterly, along the arc of a curve deflecting to the left, 97.81 feet, said curve having a radius of 469.68 feet, a tangent of 49.08 feet, a delta of 11 degrees 55 minutes 52 seconds and a chord which bears South 04 degrees 48 minutes 29 seconds East, a distance of 97.63 feet to a point in the Northerly line of a parcel of land granted to Kyle and Kathryn Wells by deed dated August 13, 2014 and recorded in Document #201408130547 (PP #231-10-066) of Cuyahoga County Deed Records, said point also being on said Southerly line of Original Lot No. 40;
