LEGAL DESCRIPTION OFA 0.0006 ACRE PERMANENT RIGHT-OF-WAY EASEMENT CLAGUE ROAD CITY OF NORTH OLMSTED CUYAHOGA COUNTY, OHIO Situated in the City of North Olmsted, County of Cuyahoga, State of Ohio and known as being part of Original Dover Township and being a 0.0006 acre (27 sq. ft.) Permanent Right -of -Way Easement located within Sublot No. 46 in the Howard T. Frank's Subdivision of part of Original Dover Township Lot Nos. 29 and 30, also being a part of that 0.139 acre (auditor) parcel of land granted to Richard T Barber, 11 by deed dated October 18, 1990 and recorded in Volume 6342, Page 32 (PP #231-24-014) of Cuyahoga County Deed Records and further bounded and described as follows: Beginning at the intersection of the center line of Clague Road (60' Right -of -Way) with the center line of Maple Ridge Road (60' Right -of -Way), witnessed by a 3/4" iron pin found in a monument box, said pin also being the Northwesterly comer of Original Dover Township Lot No. 30 and the Place of Beginning of the premises herein intended to be described; Thence South 20 degrees 54 minutes 05 seconds East, along the centerline of said Columbia Road, a distance of 242.74 feet to a point; Thence South 69 degrees 06 minutes 55 seconds West, perpendicular to said centerline of Clague Road, a distance of 30.00 feet, to the intersection of the existing Westerly right-of-way line of said Clague Road with the existing Northerly line of Frank Street (50' Right -of -Way), being the Principal Place of Beginning of the premises herein intended to be described: Course 1 Thence South 75 degrees 15 minutes 15 seconds West, along said Northerly line of Frank Street, a distance of 11.14 feet to a point; Course 2 Thence Northeasterly along the are of a curve deflecting to the left, 16.78 feet, said curve having a radius of 10 feet, a tangent of 11.14 feet, a delta of 96 degrees 09 minutes 20 seconds and a chord which bears North 27 degrees 10 minutes 35 seconds East, a distance of 14.88 feet, to a point on said Westerly right-of-way of Clague Road; Course 3 Thence South 20 degrees 54 minutes 05 seconds East, along said Westerly right-of-way line of Clague Road, a distance of 11.14 feet to the Principal Place of Beginning and containing 0.0006 acre (27 sq. ft.) of land, more or less.
