It is my conclusion that as of October 15, 2024, the tee simple interest in the subject property <br />would have a Fair Market Value of: <br />Fifteen Thousand Dollars <br />($15,000) <br />This letter constitutes only a statement of final value and should not be considered independently. "I'he <br />attached report explains the analysis of market data and the development of the final estimate of value. <br />The purpose of this appraisal is to estimate the market value of the subject property as of October 15, <br />2024. The intended use of the report is for possible acquisition of of the subject property, to combine <br />it with the adjacent. former Forest School property for development. The intended users of this report <br />are the officials of the City of North Olmsted. <br />I, the undersigned, after having personally inspected this property, do hereby certify that, to the best of <br />my knowledge and belief, the statements contained in this appraisal and upon which the opinions <br />expressed herein are based, are correct, subject to the limiting conditions herein set Forth. The appraisal <br />has been made in conformity with the professional standards of the Appraisal Institute and the Uniform <br />Standards of Professional Appraisal Practice (USPAP) as promulgated by the Appraisal Standards Board <br />of the Appraisal Foundation.
