Reportine Option <br />This is an Appraisal Report which is intended to comply with the reporting requirements set forth under <br />Standard Rule 2-2(a) of 2024 of the Uniform of Standards of Professional Appraisal Practice for an <br />Appraisal Report. As such, it presents complete discussions of the data, reasoning, and analyzes that were <br />used in the appraisal process to develop the appraiser's opinion of value. <br />Identify the Client and Users <br />The client is The City of North Olmsted. The intended users of this report arc the Officials of the City of <br />North Olmsted. <br />Note that all of the conclusions and opinions in this appraisal are subject to the Special and General <br />Assumptions and Limiting Conditions that are an integral part of this report. No opinions or conclusions <br />are valid unless this report is considered in its entirety and only if used for its intended use by the client <br />and its intended users. No parties are authorized to rely upon this report, or any part thereof, for any other <br />purpose whatsoever. <br />Intended Use of the Appraisal <br />The intended use of the report is for possible acquisition of the subject property to combine it with the <br />adjacent parcels for development. <br />Identity of the Real Estate Involved In The Appraisal <br />This appraisal report and the estimates of value contained herein encompass the real estate defined as <br />"the physical land and appurtenances affixed to the land3" including permanent structures, fixtures and <br />site improvements. All items of personal properly have been excluded from analysis in this appraisal <br />report. <br />The subject property is a rear parcel located along Crocker -Stearns Road north of Lorain Road, in North <br />Olmsted, Cuyahoga County, Ohio. It is known as the northern part of the Cuyahoga County Fiscal Officer's <br />Permanent Parcel Number 233-26-067.
