Dernifion of Market Value <br />The most widely accepted components of market value are incorporated in the following definition: <br />"I he most probable price, as of a specified date, in cash, or in terms equivalent to cash, or <br />in other precisely revealed terms, for which the specified property rights should sell after <br />reasonable exposure in a competitive market under all conditions requisite to a fair sale, <br />with the buyer and seller each acting prudently, knowledgeably, and for self-interest, and <br />assuming that neither is under undue duress' <br />Market value is described in the Uniform Standards of Professional Appraisal (USPAP) as follows: <br />A type of value, stated as an opinion, that presumes the transfer of a property (i.e. a right of ownership or <br />a bundle of such rights), as of a certain date, under specific conditions set forth in the definition of the <br />term identified by the appraiser and as applicable in an appraisal' Implicit in this definition is the <br />consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions <br />whereby: <br />I. buyer and seller are typically motivated; <br />2. both parties are well informed or well advised and each acting in what he considers <br />his own best interest; <br />3, a reasonable time is allowed for exposure in the open market; <br />4. payment is made in terms of cash in U. S. dollars or in terms of financial arrangements <br />comparable thereto; and <br />5. the price represents the normal consideration for the property sold unaffected by special or <br />creative financing or sales concessions granted by anyone associated with the sale. <br />The valuation analysis of this report is predicated upon cash, or terms equivalent to typical institutional <br />debt financing as the basis of the market value estimate. <br />The current "as is" market value as established in this report represents an estimate of the market value of <br />the property in the condition observed upon inspection and as it physically and legally exists without <br />hypothetical conditions, assumptions, or qualifications as of the effective appraisal date. <br />Dates of the Appraisal and the Appraisal Report <br />The Date of the Appraisal is October 15, 2024 <br />The Date of the Report is October 25, 2024 <br />Inst one, Ile Dicho,wry of amt le.'m" Ap,nn nal.
