Area. City and Neiehhorhood Analpsis <br />Reeianaf Data <br />The subject property is situated in the City of North Olmsted in Cuyahoga County, Ohio. North Olmsted <br />is part of the Cleveland -Elyria MSA which covers five counties and had a population of 2.088 million <br />people in 2020, up slightly from previous estimates, with a median age of 41.3. The median household <br />income was $52,489. The economy of the Cleveland -Elyria MSA employs 992,000 people. The MSA <br />mnks 34Th largest nationally and the northeast Ohio area, part of the Cleveland—Akron—Canton Combined <br />Statistical Area ranks ITh largest nationally with a population of 3.5 million people. Cuyahoga County, <br />housing the City of Cleveland, had a population 1,264,817 in 2020, down 1.2% from the previous decrease <br />of 8.5% over the previous decade. The population of the surrounding suburban areas was more stable with <br />a small overall loss but growth in some new outlying areas, while the older central core area decreased. <br />The Cleveland -Akron -Canton Combined Statistical Area is commonly referred to as Northeast Ohio and <br />covers 19 counties with about 4.5 million people with a labor force of about 2.2 million and an economic <br />GDP of $195 billion. <br />According to the 2020 figures of the Census Bureau, <br />the City of Cleveland had a population of 372,624 <br />persons. This represents a 6% decrease from 2010 <br />which was 17.1% lower than the 2000 census of <br />478,403. This is characteristic, however, of most <br />major northern industrial cities in the United States. <br />As pointed out, the population of the surrounding <br />suburban areas was more stable with a small overall <br />loss but growth in some new outlying areas, while <br />the older central core area decreased. More than half <br />the population of the United States resides within 500 <br />miles of the State of Ohio. This is a very centrally <br />located area with respect to population and, hence, <br />markets as it is almost equidistant between New <br />York and Chicago. New York is 576 miles to the <br />east and Chicago is 339 miles to the west. <br />The area supports an extensive system of interstate highways and freeways. Interstates 480, 271, 71, 77 <br />and 90 are all fairly convenient and provide good access to the central portion of the City of Cleveland <br />and its surrounding suburbs. <br />Greater Cleveland developed as a heavy manufacturing center because of its strategic location with <br />respect to both raw materials and the population centers. In the past, however, some manufacturing <br />industries have left the area in favor of a more temperate climate and lower-cost non-union facilities. <br />11.
