Legal and Political Constraints <br />Zoning. B - One Family District. -- Single family homes are permitted in this district with a minium lot <br />size of 10,850 sgtmrc feet and a minimum depth of 135 feet. <br />LEGEND <br />A- ONE FAMILY RESIDENCE <br />B - ONE FAMILY RESIDENCE <br />C - ONE FAMILY RESIDENCE <br />1135.06 SETBACKS. <br />In any One and Two Family Residence District, a dwelling shall have the following minimum setbacks: <br />A. Front Yards. The minimum distance a dwelling shall be setback from the front lot line is fitly (50) feet. <br />B. Side Yards. The minimum width of the side yard shall be on one (1) side not less than five (5) feet and the <br />sum of the two (2) sides shall be not less than twenty (20) feet, unless the dwelling is designed to have an attached <br />garage, in which case the sum of the two (2) sides shall not be less than fifteen (15) feet. In no case shall the distance <br />between adjacent dwellings be less than fifteen (15) feet. A drive may be placed in a side yard providing such side <br />yard is no less than fifleen (15) feet in width. The width of a side yard shall be determined at the point of the least <br />distance from any part of the dwelling to the adjacent side lot line measured perpendicular to the side lot line. <br />C. Side Yards on Corner Lots. For a comer lot, the minimum setback on the side street shall be twenty-five (25) <br />feet. <br />D. Rear Yards. The minimum depth of the rear yard shall be fifty (50) feet. The depth of a rear yard shall be <br />determined at the point of least distance from any part of the dwelling In the adjacent rear lot line of the lot measured <br />perpendicular to the rear lot line. <br />(Ord. 2020-145.
