CITY OF NORTH OLMSTED <br />ORDINANCE NO. 2025 —19 <br />BY: Mayor Jones <br />AN ORDINANCE PROVIDING FOR THE AMENDMENT OF <br />THE ZONE MAP OF THE CITY OF NORTH OLMSTED BY <br />REZONING PERMANENT PARCEL NOS. 233-26-064, 233-26- <br />065 AND PORTIONS OF BOTH 233-26-063 AND 233-26-067, <br />FROM B-ONE FAMILY RESIDENCE DISTRICT (1135) TO <br />PLANNED DEVELOPMENT (1157). <br />WHEREAS, the City of North Olmsted has negotiated an agreement to sell and develop the <br />property formerly known as Forest Elementary School to a developer selected in the Request for <br />Proposal ("RFP") process for the Forest Elementary School Redevelopment Project ("Project"); and <br />WHEREAS, this Council via Ord. 2024-62 amended the Zoning Code to create a zoning <br />classification known as a Planned Development in order to allow greater flexibility in the <br />development of uniquely situated parcels of property and to accommodate development of the <br />former Forest Elementary School location; and <br />WHEREAS, the administration and Director of Economic and Community Development <br />recommends that the former Forest Elementary School location be rezoned to Planned Development <br />(Chapter 1157); and <br />WHEREAS, on the �- ay of , 2025, by formal motion, the Planning and <br />Design Commission recommended the adoption of this Ordinance, proposing to rezone the real <br />property, as identified and fully described herein, from B residence single family district use to <br />planned development district use; and <br />WHEREAS, following publication of newspaper notice and notice to the record title holders <br />of real property located within one thousand (1,000) feet of the property proposed to be rezoned, a <br />public hearing was held, in conformance with the provisions of Sec ti 14 of Article IV of the <br />Charter and Section 1127.03 of the Zoning Code, on the / day of , 2025; <br />WHEREAS, this Council, upon the recommendation and review of the Director of Economic <br />and Community Development, finds that rezoning Permanent Parcel Nos. 233-26-064, 233-26-065 <br />and portions of both 233-26-063 and 233-26-067, from B-one family residence district use to <br />planned development district use will further, and bears a substantial relation to, the public health, <br />safety, and welfare, and that said rezoning will promote orderly development of a housing use on <br />these parcels of land; <br />
