2.2 COMPONENTS OF A MIXED -USE BUILDING <br />A well -designed building can help define the public realm, provide visual interest, and foster a <br />sense of place. The components of a well -designed commercial or mixed -use building are listed <br />below and shown in the diagram at the bottom of the page. <br />BUILDING COMPONENTS <br />Buildings should have clearly articulated base, middle, and top layers. <br />(A) Base: Comprises the ground floor <br />and should be designed in a way that <br />is inviting, enhances the pedestrian <br />experience, and enlivens the sidewalk <br />(B) Middle: Includes the bulk of the building <br />between the base and the top. It should <br />be predictable from floor to floor and <br />create a vertical proportion to the <br />exterior. <br />(C) Top: Includes the roof and can include <br />the uppermost story. It should be <br />architecturally distinguishable and <br />provide visual interest.
