3.3 FENESTRATION <br />Fenestration refers to a building's windows and doors. Fenestration is an important component <br />of a building's facade as its style and placement impacts the building's perceived scale and its <br />relationship to the street and to neighboring buildings. A building's windows and entrances should <br />be inviting to pedestrians. <br />(A) Within the same level (base, middle, <br />and top) windows and doors should <br />be related in design, operating type, <br />proportion, and trim. Windows and doors <br />should be proportional with the rest of <br />the building. <br />(B) Fenestration should be used as an <br />architectural element that add relief or <br />visual interest to the facade and wall <br />surface. <br />(C) Fenestration should be a key component <br />of the architecture of a building and <br />should relate to and enhance the chosen <br />architectural style of the building. <br />(D) Transparent fenestration should provide <br />unobstructed views at least 5 feet into <br />the building where there are Active Uses <br />at Street Level, as defined in the Mall Area <br />Mixed -Use (MAMU) Overlay District. <br />(E) Multiple entrances are preferred over <br />one lobby entrance to highlight individual <br />establishments, maximize pedestrian <br />access, and encourage interaction. <br />(F) Secondary entrances may be located <br />facing the rear parking area, but the <br />primary retail entrance is preferred along <br />the primary street. <br />(G) Entrances at corner lots shall be designed <br />to maximize pedestrian access and <br />visibility from both the primary street and <br />secondary street. <br />22 DESIGN GUIDELINES I JANUARY31, 2025 DRAFT <br />(H) Overhead weather protection —such as <br />awnings, overhangs, and arcades —are <br />encouraged and should be appropriately <br />located to clearly define building entries. <br />(1) Awnings and overhangs should <br />be made of durable material and <br />coordinate with the architectural style <br />of the building. <br />(2) Awnings and overhangs should be <br />located in conjunction with doors, <br />windows, and other openings, and <br />should not be wrapped around <br />buildings in continuous bands. <br />FIGURE 9 1 OVERHEAD WEATHER <br />PROTECTION <br />The overhead weather protection can visually <br />distinguish entrances and make storefronts <br />more inviting. <br />
