3.8 SIGNAGE <br />Signage is an important component of any development, as it identifies businesses and conveys <br />their brands. It also contributes to the look, feel, and perception of a location. Requiring attractive <br />signage that is made of high -quality materials and is appropriately located enhances buildings and <br />streetscapes to create vibrant and enjoyable developments. <br />(A) Internally lit cabinet box ground and wall <br />signs are not permitted in the MAMU <br />Overlay District. Further, large acrylic <br />panel signs (painted, acrylic, or vinyl) <br />should be avoided even if not internally <br />lit. <br />(1) Larger wall signs made up of <br />individual channel or other solid sign <br />components are preferable to large, <br />flat sign panels. <br />(B) Internally illuminated or backlit signs <br />should be made up of individual channel <br />letters or sign elements. <br />(C) External lighting fixtures should <br />complement the form, style, materials, <br />and color of the sign or building fa4ade. <br />(D) External lighting fixtures should be <br />carefully located, aimed, and shielded so <br />that light is directed only onto the sign <br />face or fa4ade. <br />(E) External illumination of channel letter <br />signs is discouraged for skyline signs <br />or signs above the second story of a <br />building. <br />(F) Ground signs should identify the <br />business, building, development, <br />or commercial area. Multi -tenant <br />developments may be permitted at the <br />discretion of the Planning and Design <br />Commission and must still meet the <br />requirements of the MAMU Overlay <br />District and the intent of these design <br />guidelines. <br />32 DESIGN GUIDELINES I JANUARY 31, 2025 DRAFT <br />(G) All signs should be made of high -quality <br />materials that are rigid and durable. <br />(1) Bases for ground signs should be <br />made of stone, masonry, metal, cast <br />concrete, or other approved material. <br />(2) The base of ground signs should be <br />landscaped. This may include the use <br />of planters or other methods if in - <br />ground planting is not possible. <br />(3) Wall signs may use vinyl or acrylic <br />in channel letters. Materials such as <br />metal, wood, or other high quality <br />durable materials are preferred. <br />(H) All signs should be well maintained. <br />Damaged, broken, or malfunctioning <br />signs and sign equipment should be <br />quickly repaired or replaced. <br />
