3.8 SIGNAGE Signage is an important component of any development, as it identifies businesses and conveys their brands. It also contributes to the look, feel, and perception of a location. Requiring attractive signage that is made of high -quality materials and is appropriately located enhances buildings and streetscapes to create vibrant and enjoyable developments. (A) Internally lit cabinet box ground and wall signs are not permitted in the MAMU Overlay District. Further, large acrylic panel signs (painted, acrylic, or vinyl) should be avoided even if not internally lit. (1) Larger wall signs made up of individual channel or other solid sign components are preferable to large, flat sign panels. (B) Internally illuminated or backlit signs should be made up of individual channel letters or sign elements. (C) External lighting fixtures should complement the form, style, materials, and color of the sign or building fa4ade. (D) External lighting fixtures should be carefully located, aimed, and shielded so that light is directed only onto the sign face or fa4ade. (E) External illumination of channel letter signs is discouraged for skyline signs or signs above the second story of a building. (F) Ground signs should identify the business, building, development, or commercial area. Multi -tenant developments may be permitted at the discretion of the Planning and Design Commission and must still meet the requirements of the MAMU Overlay District and the intent of these design guidelines. 32 DESIGN GUIDELINES I JANUARY 31, 2025 DRAFT (G) All signs should be made of high -quality materials that are rigid and durable. (1) Bases for ground signs should be made of stone, masonry, metal, cast concrete, or other approved material. (2) The base of ground signs should be landscaped. This may include the use of planters or other methods if in - ground planting is not possible. (3) Wall signs may use vinyl or acrylic in channel letters. Materials such as metal, wood, or other high quality durable materials are preferred. (H) All signs should be well maintained. Damaged, broken, or malfunctioning signs and sign equipment should be quickly repaired or replaced.
