Doc # 202509160471 Recorded: 09/16/2025 12:02 PM Page 4 of 5 <br />Legal Descrintion <br />The Land referred to herein below is situated in the County of CUYAHOGA, State of OHIO, and <br />is described as follows: <br />Situated in the City of North Olmsted, County of Cuyahoga, State of Ohio, and known as being <br />Sublot No. 3 in Lot Split for Great Northern Properties Company of part of Original Olmsted <br />Township No. 30, Tract 6, as shown by the recorded plat in Volume 275 of Maps, Page 11 of <br />Cuyahoga County Records, and being further bounded and described as follows: <br />Beginning at an iron pin monument box at the intersection of the centerlines of Great Northern <br />Boulevard (relocated State Route 252) and Country Club Boulevard (75 feet Wide), <br />thence South 88 degrees 07 minutes 42 seconds East for a distance of 509.49 feet along the <br />centerline of Country Club Boulevard to a point; <br />thence South 01 degrees 52 minutes 18 seconds West for a distance of 37.50 feet to a point on the <br />Southerly line of Country Club Boulevard, being the principal place of beginning; <br />thence South 01 degrees 52 minutes 18 seconds West for a distance of 384.40 feet along the <br />Easterly line of Sublot 1 of Assembly Plat and Lot Split recorded in Volume 259, Page 52 of <br />Cuyahoga County Map Records to the Southeasterly corner thereof, being a point on the Northerly <br />Limited Access Line of 1-480; <br />thence South 86 degrees 53 minutes 43 seconds East for a distance of 153.67 feet along the <br />Northerly Limited Access Line of I-480 to an angle point; <br />thence North 79 degrees 51 minutes 10 seconds East for a distance of 104.67 feet along the <br />Northerly limited Access Line of 1-480 to a point; <br />thence North 01 degrees 52 minutes 18 seconds East for a distance of 367.07 feet to a point of <br />curvature on the Southerly line of Country Club Boulevard; <br />thence along a curve to the right having a radius of 1333.45 feet and an arc length of 55.51 feet, <br />being subtended by a chord of North 89 degrees 19 minutes 15 seconds West for a distance of <br />55.51 feet to a point of tangency; <br />thence North 88 degrees 07 minutes 42 seconds West for a distance of 200.51 feet along the <br />Southerly line of Country Club Boulevard to the principal place of beginning containing 2.24766 <br />acres. <br />,e,* "'+,• Thh Legal Oessrlptlon [ornpprs with <br />Be the same more or less, but subject to all legal highways.
