CITY OF NORTH OLMSTED <br />ORDINANCE NO.2025 -100 <br />BY: Mayor Jones <br />AN ORDINANCE PROVIDING FOR THE AMENDMENT OF <br />THE ZONE MAP OF THE CITY OF NORTH OLMSTED BY <br />REZONING PERMANENT PARCEL NO. 236-10-01 S, FROMA- <br />ONE FAMILY RESIDENCE DISTRICT TO PLANNED <br />DEVELOPMENT (1157). <br />WHEREAS, this Council previously amended the Zoning Code to create a zoning <br />classification known as a Planned Development in order to allow greater flexibility in the <br />development of uniquely situated parcels of property; and <br />WHEREAS, a preliminary site plan has been submitted to the City of North Olmsted to <br />construct forty-five (45) residential units on Butternut Ridge Road, North of Butternut and west of <br />Butternut Ridge Cemetery. See Preliminary Site Plan attached hereto as Exhibit A; and <br />WHEREAS, the administration and Director of Economic and Community Development <br />recommends that the current single family residential parcel on Butternut Ridge Road be rezoned to <br />Planned Development (Chapter 1157); and <br />WHEREAS, on the day of 12025, by formal motion, the Planning and <br />Design Commission recommended / did not recommend the adoption of this Ordinance, proposing <br />to rezone the real property, as identified and fully described herein, from A one family residence use <br />to planned development district use; and <br />WHEREAS, following publication of newspaper notice and notice to the record title holders <br />of real property located within one thousand (1,000) feet of the property proposed to be rezoned, a <br />public hearing was held, in conformance with the provisions of Section 14 of Article IV of the <br />Charter and Section 1127.03 of the Zoning Code, on the _iay oftat na , 202 zD�a <br />Q <br />WHEREAS, this Council, upon the recommendation and review of the Director of Economic <br />and Community Development, finds that rezoning Permanent Parcel No. 236-10-015, from A one <br />family residence use to planned development district use will further, and bears a substantial relation <br />to, the public health, safety, and welfare, and that said rezoning will promote orderly development of <br />a housing use on this parcel of land. <br />NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br />NORTH OLMSTED, CUYAHOGA COUNTY, AND STATE OF OHIO: <br />
