-.~ i BY: CITY OF NORTH OLMSTED BE IT ORDAINED BY THE COUNCIL OF THE CITY OF NORTH OLMSTED, COUNTY OF CUYAHOGA AND STATE OF OHIO: AN ORDINANCE ESTABLISHING A NEW CHAPTER 1175 ENTITLED "MOTORIST SERVICE DISTRICT" OF THE ZONING CODE OF THE CITY OF NORTH OLMSTED. SECTION 1: That there is hereby established a new Chapter 1175 entitled"Motorist Service District" of the Zoning Code of the City of North Olmsted which shall read as follows: "CHAPTER 1175 - MOTORIST SERVICE DISTRICT 1175.01 INTENT. Motorist Service Districts and their regulations are estab- lished in order to achieve, among others, the following purposes: ORDINANCE N0. 77 - /~~~ L%~ (a) To provide convenient and ample districts for motorist services in order to serve and promote economic development of the community, and to utilize the extraordinary transportation facilities more specific- ally; and (b) To provide Motorist Service Districts in convenient areas directly related to the freeway interchanges to serve the needs of through and local motorists; and (c) To protect and stabilize developments from traffic congestion by regulating the intensity of use, by requiring off-street parking, loading and on-site circulation facilities, and by regulating the access to streets; and (d) To protect nearby residential neighborhoods by restricting the types of nearby uses, particularly at their common boundaries, which would create objectionable influences; and (e) To promote the most desirable and beneficial use of the land in the interchange areas. 1175.02 ESTABLISHMENT OF REGULATIONS AND DISTRICTS. In order to carry out the purposes and intent .expressed in Section 1175.01, a Motorist Service District and regulations hereinafter described are hereby established. 1175.03 PERMITTED USES. Buildings and land in a Motorist Service District shall be used, and buildings designed, created, altered or intended only for the uses specifically designated below as Motorist Service uses:
