a` <br /><~ <br />CITY OF NORTH OLMSTED <br />ORDINANCE NO. 65 - b 2 <br />BY ~~~, <br />AN ORDINANCE AMEN DING SECTION 115 9.02 , ENTITLED <br />"CORNER LOTS" AND SECTION 1205.07, ENTITLED, "PARKING" <br />OF ORDINANCE NO. 62-33, ENACTED JUNE 19, 1962, (KNOWN <br />AS THE ZONING ORDINANCE OF THE CITY OF NORTH OLMSTED) . <br />WHEREAS, the Planning Commission ,the Building Commissions <br />and Developers of land have advised Council that a fifty foot side yard require- <br />ment on corner lots is a waste of building space and is not good planning, and <br />WHEREAS, the City Planning Commission of Council has <br />studied this matter and has advised Council that this requirement should be <br />changed, and <br />WHEREAS, the City Planning Commission of Council has <br />also advised Council that the parking requirements in the Hi Rise areas are <br />toystringent and that the requirements as are now written will curtail the <br />building of Hi Rise developments within the City of North Olmsted, and <br />WHEREAS, Council in order to correct the buildable land <br />on corner lots and also to correct the parking requirements in Hi Rise <br />Districts now determines to amend Ordinance No. 62-33. <br />NOW, THEREFORE, BE IT ORDAINED by the Council. of the <br />City of North Olmsted, State of Ohio: <br />Section l: Chapter 1159 Section 1159.02 Corner Lots <br />now reading as follows: <br />"For a corner lot in any Residence District the minimum. <br />setback along either frontage shall be the depth of the minimum <br />setback which is required along the same street for the adjainir <br />lot, provided that nothirr~in this provision shall be so inter- <br />preted as to reduce the buildable width of a corner lot of <br />record at the Recorder's Office at the time of the passage of <br />the Zoning Code to less than twenty-five (25) feet or to require <br />the most restrictive of the two setbacks to exceed twenty-five <br />(25) feet. No part of a detached garage shall be closer to <br />either street than the minimum setback for the adjacent lot <br />along the same street .
