2. Definition - An accessory off-street.parking area <br />shall be an open or enclosed area accesszble from a <br />street and used for the parking of motor vehicles of the <br />occupants of the main bui].ding or their guests° Each <br />space shall be directly accessible to a drive and shall <br />be not less than 162 square feet, exclusive of all <br />drives, aisles, ramps, columns and turning areas° The <br />number of parking spaces shall be determined from an <br />accurate layout of the parking area. <br /> <br />3. Location - Accessory off-street parking facilities <br />shall be located in accord with yard regulations set <br />forth in Sec. 1133o06 and Sec. 1133.O7 for locations of <br />garages and parking areas in side and rear yards. In a <br />front yard, garages ~nd parking areas shall be located <br />in accordance with the established building line except <br />that the front line of a parking area may be located 25 <br />feet from the front property line where the building line <br />exceeds 25 feet° Parking facilities shall be located so <br />that the average walking distance from the building en- <br />trance used by the occupants to the spaces within the <br />parking area shall be not more than 300 feet. <br /> <br />S. Access Driveways - The location and width of entrance <br />and exit driveways to parking facilities shall be planned <br />in such a manner as not to interfere with the use of ad- <br />jacent residential property and with pedestrian and ve- <br />hicular traffic on adjacent local streets. The center <br />line of access driveways shall be not less than SO feet <br />from the right-of-way of the nearest intersecting streets. <br />Parking areas of 15 spaces or less shall have at least <br />one single-lane driveway and shall be designed so that <br />vehicles can be driven forward into any streets those <br />having 16 or more spaces shall have two single-lane <br />driveways or one two-lane driveway. The total width of <br />a driveway across public property shall not exceed 20 <br />feet. <br /> <br />6. Surface Improvements - Parking areas and access <br />driveways shall be improved with concrete or asphalt <br />pavement. Drainage facilities shall be provided so that <br />all water is drained within the lot on which the park- <br />ing area is located or the surface of the pavement shall <br />be graded so that water shall not drain onto adjoining <br />private property. Bumper guards, wheel stops, or con- <br />crete or stone curbs shall be provided to define parking <br />rows and limits of parking areas and to prevent vehicles <br />from projecting into required yards or walks. <br /> <br /> <br />
