That Section 1133.O45 of the Zonin~ Code of <br />the Codl~ Ordinances of the City of Lakewood, now reading: <br /> '~1133.0~5 Frontage, subdivision and development of lots. <br /> <br /> In Class la and lb Use Districts of Group i - Residence <br /> Class Districts: <br /> <br />(a) No building for residence purposes shall be erected <br />on a lot which does not have frontage on a public street. <br /> <br />(b) No unimproved lot having an area of less than 15,000 <br />square feet shall be either subdivided or improved by <br />the erection thereon of more than one building for use <br />for residence purposes° <br /> <br />(c) No lot having an area of less than 15,000 square <br />feet and upon which there is now located one or more <br />dwellings or other building for residence purposes shall <br />be either subdivided or further developed by the erec- <br />tion thereon of any additional building for residence <br />purposes° <br /> <br />(d) No lot having an area of 15,O00 square feet or more <br />shall be developed by the erection of more than one <br />building for residence purposes unless the site plan of <br />any such project is first approved by the Planning Com- <br />mission? <br /> <br />shall be and is hereby amended to read as follows: <br /> <br />1133o0&5 Frontage, Developments Class lb Use District <br /> <br />a) In any Apartment House District no building for resi- <br />dence purposes shall be erected on a lot which does not <br />abut a public street for a distance equal to the average <br />width of the lot and in no case for a distance less than <br />60 feet. In cases where such a lot fronts the curving <br />portion of a public street at least 60% of the average <br />width of the lot shall abut the public street. One or <br />more apartment buildings may be erected on a lot provided <br />that a public street or private drive shall be located <br />not more than 150 feet from the principal exterior en- <br />trance or entrances of each building. <br /> <br />b) No lot or lots shall be subdivided, replatted or as- <br />sembled or improved by the erection of one or more <br />buildings for use for residence purposes, and no lot <br />upon which there is now located one or more buildings <br />shall be improved by the erection of one or more build- <br />ings for use for residence purposes unless the lot area, <br />yard and other regulations of this code are complied <br />with and until a development plan has been prepared and <br />approved, as set forth hereafter. <br /> <br />c) Preliminary development plans shall be submitted to <br />the Planning Commission and reviewed for compliance <br />with any duly adopted thoroughfare or land use plans, <br />the various design standards and requirements of these <br />zoning regulations° The preliminary development plans <br /> <br /> <br />
