shall show locations of proposed buildings, height of <br />buildings, yards, driveways, walks, parking and recrea- <br />tion areas and other site improvements, the surrounding <br />streets, present and proposed lot lines and the nearest <br />buildings on adjoining lots. <br /> <br />The commission may adjust and reduce certain of the yard <br />and area requirements and standards if it finds that be- <br />cause of skillful design in the arrangement of buildings, <br />driveways, landscaping or other site features, privacy, <br />light openness and other amenities are enhanced or the <br />intent of the standards is fulfilled$ and on the other <br />hand, where an adjoining building, driveway, parking <br />area or other feature would adversely affect the stand- <br />ards, the commission may require an adjustment in the <br />development plan and require wider yards or such fea- <br />tures as fences and planting to further protect the <br />proposed and present developments. <br /> <br />The recommendations of the Planning Commission shall be <br />submitted to the building official. The final develop- <br />ment plan shall conform with the approved preliminary <br />development plan and other requests before a building <br />permit is issued. <br /> <br /> Section 3. That Section 1133.O5 of the Zoning Code of <br />the Codified Ordinances of the City of Lakewood, now reading: <br /> <br />~1133.O5 Percentage of lot covered in Residence Districts. <br /> <br />In any portion of a class A district that is within a <br />class 1-a or 1-b district no building shall occupy more <br />than twenty-five percent (25%) of the area of the lot <br />if an interior lot or thirty-five percent (35%) if a <br />corner lot. <br /> <br />In any portion of a class A-1 district that is within a <br />class 1-a or 1-b district no building shall occupy more <br />than thirty percent (30%) of the area of the lot if an <br />interior lot or forty percent (40%) if a corner lot. <br /> <br />In any portion of a class A-2 district that is within <br />a class 1-a or 1-b district no building shall occupy <br />more than forty percent (40%) of the area of the lot if <br />an interior lot or sixty percent (60%) if a corner lot. <br /> <br />In any portion of a class A-3 or A-4 or A-5 district <br />that is within a class 1-a or 1-b district no building <br />shall occupy more than sixty percent (60%) of the area <br />of the lot if an interior lot or seventy percent (70%) <br />if a corner lot. <br /> <br />In computing such percentage of the area of the lot for <br />the purpose of this section any part of the area of any <br />corner lot in excess of eight thousand (8000) square <br />feet shall be considered an interior lot. <br /> <br />One store accessory building not more than sixteen (16) <br />feet in height covering up to ten percent (10%) of the <br />area of the lot shall be excluded in computing such per- <br />centage of the area of the lot built upon for the pur- <br />poses of this section.'~ <br /> <br />shall be and is hereby amended to read as follows: <br /> <br />1133.O5 Percent of Lot Covered in Residence Districts. <br /> <br /> <br />
