53-59 Amend sections in 1133 Zoning - modify lot area districts

shall show locations of proposed buildings, height of buildings, yards, driveways, walks, parking and recrea- tion areas and other site improvements, the surrounding streets, present and proposed lot lines and the nearest buildings on adjoining lots. The commission may adjust and reduce certain of the yard and area requirements and standards if it finds that be- cause of skillful design in the arrangement of buildings, driveways, landscaping or other site features, privacy, light openness and other amenities are enhanced or the intent of the standards is fulfilled$ and on the other hand, where an adjoining building, driveway, parking area or other feature would adversely affect the stand- ards, the commission may require an adjustment in the development plan and require wider yards or such fea- tures as fences and planting to further protect the proposed and present developments. The recommendations of the Planning Commission shall be submitted to the building official. The final develop- ment plan shall conform with the approved preliminary development plan and other requests before a building permit is issued. Section 3. That Section 1133.O5 of the Zoning Code of the Codified Ordinances of the City of Lakewood, now reading: ~1133.O5 Percentage of lot covered in Residence Districts. In any portion of a class A district that is within a class 1-a or 1-b district no building shall occupy more than twenty-five percent (25%) of the area of the lot if an interior lot or thirty-five percent (35%) if a corner lot. In any portion of a class A-1 district that is within a class 1-a or 1-b district no building shall occupy more than thirty percent (30%) of the area of the lot if an interior lot or forty percent (40%) if a corner lot. In any portion of a class A-2 district that is within a class 1-a or 1-b district no building shall occupy more than forty percent (40%) of the area of the lot if an interior lot or sixty percent (60%) if a corner lot. In any portion of a class A-3 or A-4 or A-5 district that is within a class 1-a or 1-b district no building shall occupy more than sixty percent (60%) of the area of the lot if an interior lot or seventy percent (70%) if a corner lot. In computing such percentage of the area of the lot for the purpose of this section any part of the area of any corner lot in excess of eight thousand (8000) square feet shall be considered an interior lot. One store accessory building not more than sixteen (16) feet in height covering up to ten percent (10%) of the area of the lot shall be excluded in computing such per- centage of the area of the lot built upon for the pur- poses of this section.'~ shall be and is hereby amended to read as follows: 1133.O5 Percent of Lot Covered in Residence Districts.
