a) In any portion of a class A lot area district that is <br />within a class la or lb use district no building shall <br />occupy more than twenty-five percent (25%) of the area <br />of the lot if an interior lot or thirty-five percent <br />(35%) if a corner lot. <br /> <br />b) In any portion of a class A1 lot area district that <br />is within a class la or lb use district no building <br />shall occupy more than thirty percent (30%) of the area <br />of the lot if an interior lot or forty percent (40%) if <br />a corner lot. <br /> <br />c) In any portion of a class A2 lot area district that is <br />within a class la or lb use district no building shall <br />9?up¥ mo{e than ~orty percent (40%) of the lot if an <br />· nverlor ±or or szxty percent (60%) if a corner lot. <br /> <br />d) In computing the percentage of the area of the lot <br />for the purpose of subsections a), b} and c) of this <br />section, any part of the area of any corner lot in excess <br />of eight thousand (8000) square feet shall be considered <br />an interior loto <br /> <br />A one story accessory building not more than sixteen (16) <br />feet in height and occupying not more than ten percent <br />(10%) of the area of the lot may be excluded in computing <br />such percentage of the area of the lot built upon for the <br />purpose of subsections a), b) and c) of this section. <br /> <br />e) In any portion of a class A2a, A3, A4 or A5 lot area <br />district that is within a class lb use district, the <br />ground floor area of an apartment building or buildings, <br />and the total ground floor area of all buildings shall <br />not occupy or cover more of the lot than as set forth <br />in the following schedule, and the percent of lot to be <br />landscaped shall not be less than as set forth therein: <br /> <br />F~XIMUM CO~_~_RA, GE ~F LOT <br /> <br /> Area Apartment <br />Di$>rict Building <br /> <br /> Minimum Lot Area <br />All Buildings At Ground Level <br /> With Roofs To Be Landscaped <br /> <br />A2a 30 35 45 <br />A~ ~5 40 4O <br />A4 20 40 40 <br />A5 15 4O 4O <br /> <br />Landscaped areas shall be construed to be those parts of <br />the lot developed with walks, terraces, lawns, shrubs, <br />or other planting. Garage roofs may be landscaped or <br />used for parking; however, all cars parked on a surface <br />above grade shall be located not closer than 5 feet <br />from the edge of the raised parking surface and not <br />closer than lO feet from the edge of the parking surface <br />if that surface is within 5 feet of a dwelling house <br />district line. Those parts of the roofs of garages or <br />other accessory buildings which are covered with soil <br />and developed as a landscaped area may be excluded from <br />the above maximum coverage of ~'All Buildings With Roofs.~ <br /> <br /> Section 4.
