1133,06 Side Yards in Residential Districts. <br /> <br />In a Class la or lb district~ for every building erected, <br />there shall be a side yard along each lot line other than <br />a street line or a rear line. In the case of not to ex- <br />ceed six single family dwellings built in a terrace as <br />a continuous structure the side yards shall only be re- <br />quired for such group of buildings. In a class lb dis- <br />trict, semi-detached one or two family dwellings may be <br />constructed. Apartment houses may not be built in ter- <br />races or as semi-detached buildings. Every apartment <br />house shall have a side yard along each lot line other <br />than a street line or a rear line. The least dimension <br />of the side yard shall not be less than four (4) feet in <br />a la district or less than one-sixth (1/6) of the height <br />of the building, whichever is the greater. The least di- <br />~sion of the side yard shall not be less than eight <br /> 8) feet in a lb district or less than one-sixth (1/6) <br />of the height of the building, whichever is the greater. <br />The side yard shall start from the curb level~ provided, <br />however, that the above provision shall not be applicable <br />to A2a and A5 H4 area districts, in a lb use district, <br />but in such A2a and A5 H4 area districts in, a lb use <br />district, yards s~all be provided between each building <br />and side lot line and between buildings on the same lot <br />in accord with the following: <br /> <br />1. Definitions - In order to provide for the planning of <br />one building on a lot and of buildings in groups on the <br />same lot to form open yards and courts which are related <br />to the use of the rooms within the dwellings, the follow- <br />ing terms are defined: <br /> <br />a) A main wall - any exterior wall containing the <br />principal window or w~n¢~ows of a lmvmng, dining or ~ <br />sleeping room or rooms, and/or other windows, <br /> <br />b) A secondary wall - an exterior wall, other than a <br />main wall, containing~inor window or windows of a <br />dining or sleeping room, principal window or windows <br />of a kitchen or bath room, or a bla~ surface. <br /> <br />c) Wall unit - each vertical plane of a building <br />shall be considered as a separate wall in applying <br />these yard regulations. <br /> <br />d) Overlapping walls - those portions of the exterior <br />wall or walls which are directly opposite when two <br />buildings, parallel, or obliquely aligned within 45 <br />degrees of parallel, face each other across an open <br />yard or space. <br /> <br />e) Required yards - the required yards shall be the <br />horizontal distance between parallel walls of a <br />building or between a wall and a lot line. <br /> <br />2. Schedule of Yard Requirements - The yards between a <br />building and a side lot line and the yards between build <br />ings on the same lot across an open yard or court shall <br />be not less than set forth in the following schedule: <br /> <br />~I_.IN,I~fu~ WIDTH O.F YARD.
