A garage may be located on a lot line in a side yard pro- <br /> vided it does not extend more than 6 feet above the grade <br /> of adjoining dwelling house district property or more <br /> than one story above grade if adjoining another apart- <br /> ment property, and provided it is of masonry construction <br /> and does not contain any openings or projecting cornices <br /> on said yard lines. However, a garage extending above <br /> grade may cover not more than 75~ of the width of the lot. <br /> <br /> Section 5. That Section 1133.O7 of the Zoning Code of <br />the Codified Ordinances of the City of Lakewood, now reading: <br /> <br /> ~1133.07 Rear yards in Residence Districts. <br /> <br /> In a class la or lb district every building erected shall <br /> have a rear yard° The rear yard at any given height shall <br /> be at least six (6) inches in least dimension for each <br /> one foot of such height. The rear yard shall start from <br /> the curb level except that not more than forty percent <br /> (40%) of the area of such yard may be occupied by the <br /> building or an accessory building up to the level of <br /> sixteen (16) feet above the curb level; provided, however, <br /> that where a portion of a rear yard is taken by a govern- <br /> mental agency, for public purposes, by appropriation pro- <br /> ceedings or by threat thereof, the remaining rear yard, <br /> being not less than six (6) feet, shall, nevertheless, <br /> be deemed to comply with the requirements of this sec- <br /> tion.~ <br /> <br />shall be and is hereby amended to read as follows: <br /> <br />1133.O7 Rear Yards in Residential Districts <br /> <br />a) In a la Use District, for every main building a rear <br />yard shall be provided of not less than fortM (40) feet <br />in depth or not less than thirty percent (30%) of the <br />depth of the lot, whichever is the lesser. Not more <br />than forty percent (40%) of the area of a rear yard <br />shall be~occupied by an accessory building or buildings. <br />I~ a rear yard, an accessory building, or buildings <br />snell be located not less than ten (10) feet from the <br />main building and not less than twenty (20} feet from <br />an~ dwelling on an adjacent lot and not less than three <br />(3 feet from a rear or side lot line if said accessory <br />building or buildings has windows or other openings in <br />sides ~djacent to the lot lines; with wood or.unorotected <br />steel Yrame, without openings, one (1) foot smx ~6) inches, <br />except that an accessory build±ng constructed of. masonry <br />walls without openings or projections may be located on <br />a side or rear lot line if such wall is not more than <br />seven feet six inches (7'6'~) high. <br /> <br />On a corner lot the accessory building or buildings shall <br />be set back from the side street line not less than the <br />distance required from the main building on the adjoining <br />butt lot plus at least an additional ten (10) feet, pro- <br />vided the width of the corner lot is of sufficient width <br />to permit the additional setback. <br /> <br />b) In a lb Use district, a rear yard shall be provided be- <br />tween any rear yard line and any dwelling or apartment <br />building in accordance with the schedule as set forth for <br />side yards in subsection (2), Schedule of Yard Require- <br />ments, of Section 11~3.O6. In a lb Use District, a rear <br />yard shall be developed and used in accordance with the <br />provisions as set forth for side yards in subsection (3/, <br />Use and Design of Yards, of Section 11~3.O6. <br /> <br /> <br />
