1133.055 Frontage, Development~ Class lb Use District <br /> <br /> a) In any Apartment House District no building for res- <br /> idence purposes shall be erected on a lot which does <br /> not abut a public street for a distance equal to the <br /> average width of the lot and in no case for a distance <br /> less than 60 feet. In cases where such a lot fronts <br /> the curving portion of a public street at least 60% of <br /> the average w~of the lot sha~l abut the public <br /> street. One~/~O~ apartment.buildings may ~e erected <br /> on a lot pro~i'~ed that a public street or private drive <br /> shall be located not more than 150 feet from the prin- <br /> cipal exterior entrance or entrances of each building. <br /> <br /> b) No lot or lots shall be ubd~vided, replatted or <br /> assembled or improved by the erection of one or more <br /> buildings for use for residence purposes, and no lot <br /> upon which there is now located one or more buildings <br /> shall be improved by the erection of one or more build- <br /> ings for use for es~dence purposes, unless the lot <br /> r · <br /> area, yard and other regulations of this code are com- <br /> plied with and until a development plan has been pre- <br /> pared and approved, as set forth hereafter. <br /> <br /> c) Preliminary development plans shall be submitted to <br /> the Planning Commission and reviewed for compliance <br /> with any duly adopted thoroughfare or land use plans, <br /> the various design standards and requirements of these <br /> zoning regulations. The preliminary development plans <br /> shall show locations.of proposed buildings <br /> buildings, yarGs, driveways, walks, park~n~ height of <br /> and recre- <br /> ation areas and other site improvements, the surround- <br /> ing streets, present and proposed lot lines and the <br /> nearest buildings on adjoining lots. <br /> <br /> The commission may adjust and reduce certain of the <br /> yard and area requirements and standards if it finds <br /> that because of skillful design in the arrangement of <br /> buildings, driveways, landscaping or other site fea- <br /> tures, privacy, light, openness and other amenities are <br /> enhanced or the intent of the standards is fulfilled~ <br /> ~n~ on the other hand, where an ad~oinin~ b~ <br /> ~veway, parking area or other feature ~~?.. <br /> ....... ~fu~, b~e commission may require an <br />adjustment inthe development plan and reqBire wider <br />yards or such features as fences and planting to <br />further protect the proposed and present developments. <br /> <br />The recommendations of the Planning Cemmission shall be <br />submitted to the building official. The final devel- <br />opment plan'shall conform with the approved preliminary <br />development plan and other requests before a building <br />permit is issued. <br /> <br /> Section 2. That Section 113~.06 of the Zoning Code of <br />the C~d~f~gd Ordinances of the City of Lakewood, now reading: <br /> <br /> "113S,06 Side Yards in Residential Districts. <br /> <br /> In a Class la or lb district, for every building erected, <br /> there shall be a side yard along each lot line other <br /> than a street line or a rear line. In the case of not <br /> to exceed six single family wellings built in a terrace <br /> d · <br /> as a continuous structure the side yards shall only be <br /> required for such group of buildings.
