McBride, Usher, Wern. <br />Brockman, Graber, Magnotto <br /> <br /> A~ ORDINANCE to supplement the Zoning Code of the Codified Ordinances <br />of the City of Lakewood by enacting new Sections to Chapter 12 to provide for <br />Town House Development. <br /> <br />BE IT ORDAINED BY THE COUNCIL OF THE CITY OF LAKEWOOD, STATE OF OHIO: <br /> <br /> Section 1. That the Zoning Code of the Codified Ordinances of the City <br />of Lakewood be and the same are hereby suppl~nented by enacting a new section to <br />Chapter 12 and changing the title of Chapter 12 to read as follows: <br /> <br />CHAPTER 12 TOWNHOUSE DEVELOPMENTS. <br /> <br />Section 1112.03 TOWNHOUSE - DEFINITION. <br />Townhouse means an attached single family dwelling in a group of <br />similar dwellings with no two dwelling units served by the same <br />stairway or by the same exterior door and each unit shall have a <br />ground floor. <br /> <br /> TOWNHOUSE DEVELO~IENTS - DEFINITION. <br /> Townhouse Development means the development of condominium property <br /> with Townhouses as defined by and pursuant to Chapter 5311 of the <br />Revised Code and the provisions of this Chapter 12. <br /> <br />For the purpose of this Chapter 12 the front, rear and, where appropriate, <br />along the Side of the end condominium units shall be deemed to be front <br />yards, rear yards, and side yars to conform to and as defined by the <br />ordinances of the City of Lakewood. <br /> <br />Section 1112.04 TOWNHOUSE DEVELOPMENT - REQUIREMENTS. <br />A Townhouse Development shall be pe'rmitted in a Class A2 Area District <br />upon fullfillment of the following terms and conditions,~all of which <br />shall be fullfilled prior to a granting of an occupancy permit for any <br />unit. <br /> <br />(a) <br /> <br />Area requirement - For each single attached dwelling unit in <br />the development group there shall be a land a-.~a of two thousand <br />five hundred (2500) sq. ft. For each dwellin~ in the group that <br />does not front on a public street there shall be required an <br />additional one thousand (1000) sq. ft. of land area in the <br />development. <br /> <br />(b) <br /> <br />(c) <br /> <br />Rear yard requirement - The minimum distance between the rear of <br />a dwelling unit and a property line shall be thirty (30) feet. <br /> <br />Side yard requirement - The minimum distance between the end walls <br />of groups of dwelling units and the end wall of a group of dwelling <br />units and a property line shall be not less than twenty (20) feet. <br /> <br />(d) <br /> <br />Front yard requirement - If the dwelling units front on a public <br />street which does not have a building line, the Planning Commission <br />shall establish the building line. If the dwellings do not front <br />on a public street there shall be a minimum distance of sixty-five <br />(65) feet between the fronts of two groups of dwellings facing each <br />other across a driveway or a court. If the front of a group of <br />units faces a development boundary line the minimum distance <br />between that property line and the front of a group of dwelling <br />units shall be forty (40) feet. <br /> <br /> <br />
