(e) <br /> <br />(f) <br /> <br />Dwelling unit minimum width - The minimum width of each dwelling <br />unit shall be twenty-four (24) feet and each dwelling unit shall <br />have a ground floor. <br /> <br /> Maximum land ~coverage - No more than thirty percent (30%) of the" <br /> total land area of the development shall be covered with buildings. <br /> <br /> (g) Maximum height - No part of a roof on any structure shall exceed <br /> three stories or thirty-five (35) feet in height above the <br /> finished grade in front of and to the rear of each structure. <br /> <br />(h) Parking requiremen~ - Each dwelling unit shall have an attached <br /> garage not less than 10 X 20 feet dimension and there shall be an <br /> additional one-half parking space for each dwelling unit in the <br /> development. No part of the eighteen (18) feet width of an access <br /> lane shall be used to claculate required parking space. <br /> <br />(i) ~roups of dwellinss - There 'shall be no more than ten (10) at- <br /> tached dwellings in a group of dwelling units and no more than <br /> four (4) dwellings in a group of dwelling units shall have the <br /> same foundation line or roof line. <br /> <br />(j) Every declaration submitting property in a Townhouse Development <br /> to the provisions of Chapter 5311 Revised Code shall contain a <br /> provision that the by-laws of every unit owners association <br /> administering condominium property in a Townhouse Development <br /> shall contain a provision that the Building Commissioner of the <br /> City of Lakewood or his representative shall, at the sole option <br /> of the City of Lakewood, be a member of such unit owners.association <br /> for the purpose in part of enforcing the applicable ordinances of the <br /> City of Lakewood. <br /> <br />(k) Sewer and water lines beyond the curb shall be installed by the <br /> developer and maintained by the association with separate water <br /> meters installed in each dwelling unit. <br /> <br />(1) <br /> <br />(m) <br /> <br />Prior to the filing of the declaration for record in the County <br />Recorder's Office, such declaration shall first be approved in <br />writing by the Building Department of the City of Lakewood. <br /> <br />The unit owner's association for and in behalf of its members shall <br />indemnify and hold the City of Lakewood harmless for any damage <br />to the private drive which may at any future time be caused by <br />city vehicles or other equipment using said drive to provide <br />municipal services at the request of the property owners of their <br />association. <br /> <br />(n) ~The construction of all the dwellings in a Townhouse project <br /> shall be performed pursuant to one building permit. The application <br /> for such building permit shall contain a provision that the owner <br /> or such owner's successors or assigns shall submit the property <br /> for which the permit is requested to the provisions of Chapter 5311 <br /> Revised Code. To secure these ends no building permit shall be <br /> issued until the Planning Commission shall approve the plot plan <br /> for the proposed development. Such plans shall be in form satis- <br /> factory to the Planning Commission and shall include the location <br /> and size of the dwellings and their relationship to other dwellings <br /> or structures on adjoining lots. The plan shall also show points <br /> of access from adjoining streets and provisions for visitor parking <br /> as well as landscape treatment indicating the type, size and <br /> location of trees, shrubs and other landscaping. In making its <br /> determination, the Planning Commission shall require conformance to <br /> the provisions of this ordinance and in addition thereto may prescribe <br /> such other conditions and safeguard as it deems necessary, desirabl~, or <br /> <br /> <br />
