As Amended <br /> <br />ORDINANCE NO. 85-72 <br /> <br />BY: Messrs. Magnotto, McBride, Ushel <br /> Wendling, Werner, Brockman, Graf <br /> <br /> AN ORDINANCE to amend and supplement Section 1111.12 of the Zoning <br />Code of the Codified Ordinances of the City of Lakewood by changing and revising <br />the Zoning Map with respect to certain property all as hereinafter set forth and <br />described. <br /> <br /> · BE IT ORDAINED BY THE COUNCIL OF THE CITY OF LAKEWOOD, STATE OF OHIO: <br /> <br /> Section 1. That Section 1111.12 of the Zoning Code of the Codified <br />Ordinances of the City of Lakewood be and it is hereby amended by changing and <br />revising the Zoning Map to the extent that the iproperty, described as follows: <br /> <br />Situated in the City of Lakewood, County of Cuya~oga and State of <br />Ohio and known as being part of Original Rockport Township Section <br />No. 21 and boUnded and described as follows: <br /> <br />Beginning on the Easterly line of Coutant Street, at the Northwesterly <br />corner of Sublot No. 18 in Tho's'o .Tau'b's subdivision of part of <br />Original Rockport Township Lot No° 21 as shown by the recorded plat in <br />Volume 18 of Maps, Page 8 of Cuyahoga County Records; thence Easterly <br />along the Northerly line of Sublots Nos. 18 and 21 in said Taub's <br />Subdivision and said Northerly line extended to the center line of <br />Highland Avenue (now ll7th Street) (80 feet wide) thence Northerly along <br />the center line of Highland Avenue (now llTth Street) 290 3/12 feet <br />thence Westerly parallel with said Northerly line of said Sublot <br />Nos. 18 and 21, to the Easterly line of Coutant Street; thence'Southerly <br />along the Easterly line of Coutant Street 290 3/12 feet to the place of <br />beginning, be the same more or less but subject to all 1.egal highways. <br /> <br />shall be and it is hereby reclassified and changed from 2d-H3-A4 to classification <br />lb with a height limitation as shall be determined in accordance with Sections <br />1114.05 through 1114.07 inclusive of the Zoning Code° A density of up to 250 suites <br />:shall be permitted on the premises, provided occupancy of the suites shall be <br />limited primarily to persons 62 years of age or older, and being more particularly <br />defined in Section 2 hereof, and provided that the premises are developed in conform- <br />ity with plans as shall be approved by the Planning Cormnission of the City of <br />Lakewood, and provided further that any building erected thereon shall comply' in <br />all respects with the Federal Housing Administration Requirements for a Section 236 <br />project. <br /> <br /> Section 2o Preliminary development for the land described in Section 1 <br />hereof shall be submitted to the Lakewood City Planning Commission and reviewed for <br />compliance with any duly adopted thoroughfare or land use plans, the various design <br />standards and requirements of zoning regulations. The preliminary development plans <br />shall show locations of the proposed buildings, height of buildings, yard, driveways, <br />walks, parking areas and screening therefor and other site improvements, the <br />surrounding streets, present and proposed lot lines and the nearest buildings on <br />adjoining lots, and the percentage of landscape~iarea, which percentage of landscaped <br />area to total area shall be 26°5%. <br /> <br /> Ail. provisions of Section 1113.02 of the Zoning Code of the Codified <br /> Ordinances of the City of Lakewood shall apply except that under subsection (4) <br /> Schedule thereof there shall be a minimum of 140 parking spaces provided, none of <br />~:which need be enclosed, so long as the building occupancy is limited primarily to <br /> the housing for the elderly, This requirement shall be satisfied so long as at <br /> <br /> <br />
