least seventy-five per cent (75%) of all the units in the building, occupied and <br />unoccupied, are occupied solely by persons 62 years of age or older, or any lesser <br />age that may hereafter be established by City ordinance. In the event that more <br />than twenty-five percent (25%) of all of the units in the building, both occupied <br />and unoccupied, are occupied by other than elderly persons as defined above, the <br />owner, his successors and assigns shall be required to install additional parking <br />so as to come into compliance with Section 1113.02 of the Zoning Code of the <br />Codified Ordinances of the City of Lakewood in effect at the time of the adoption of <br />the within ordinance° To insure compliance therewith, any transfer of title to the <br />property heretofore described, subsequent to the date of the adoption of this ordinance, <br />shall be subject to a restrictive covenant as hereinabove set forth, which covenant <br />shall be noted on the deed transfering title, said covenant to rnn with the land <br />with right of enforcement vested in the City of Lakewood. <br /> <br /> Section 3. That the City Engine~rbe and he is hereby authorized and <br />directed to make said reclassification, change and revisio~ in the Zoning Map, <br />which Zoning Map, with said reclassification, change and revision made as herein <br />provided, is hereby declared to be a part of this ordinance. <br /> <br /> Section 4o That this ordinance shall take effect and be in force <br />from and after the earliest period allowed by law and all ordinances or parts of <br />ordinances inconsistent herewith, are hereby repealed. <br /> <br />Approved: <br /> <br />Clerk <br /> <br /> ayor <br /> <br /> <br />
