Such policy <br />shall provide that it may not be changed, cancelled, or terminated <br />without ten (!0) days written notice by certified mail to Lessor. <br /> <br />9. Use ~nd ~rc of ~rumis~s. Lessee shall use and occupy the - <br />Premises in a cureful,.safe and proper manner, maintain the same in <br />~ clean and safe condition in accordance with local ordinances and <br />I~awful direction of proper public officials and shall not use or <br />allow the Premises to b~ used for any purpose other than as <br />specified herein nor permit the same to be used for any unlawful <br />purpose. <br /> <br />10. Transfer of Lease. Lessee shall not sublease said Premises or <br />any part thereof, nor assign this Lease, or otherwise alienate its <br />leasehold interest, without in each case the written consent of <br />5essor first had, which consent shall not be unreasonably withheld. <br /> <br /> ll. Default Clause. If Lessee shall at. any time be in default in <br />tayment of rent herein reserved, or in the performance of any of <br />~he covenants, terms, conditions or provisions of this Lease, and <br />Lessee shall fail to remedy such default within 15 days after <br />Irece~pt of not~ce thereof from Lessor In the event the default xs <br />I~s to payment of rent, Or within 30 days after receipt of notice <br />thereof if the default relates to matters other than the payment <br /> Df rent, or if Lessee shall be adjudged a bankrupt or shall make <br /> an assignment for the benefit of creditors, or if the interest of <br /> ~essee in ~%e Premises shall be sold under execution or other legal <br /> process, Lessor may, by notice to Lessee, terminate this Lease, <br /> ~r, without terminating this Lease reenter the Premises by summary <br /> proceeding or otherwise and in either event may dispossess Lessee. <br /> In the event of such reentry, Lessor may relet the premises and <br /> apply the rent therefrom first to the payment of Lessor"s expenses <br /> incurred by reason of Lessee's default and the 'expenses of relettin~ <br /> ~nd then to the payment of rent and all other s~ms due from Lessee <br /> ~ereunder, Lessee remaining liable for any deficiency. <br /> <br />~2. Vacation of Premises. Lessee shall deliver up and surrender <br />~o Lessor possession of the Premises upon the expiration of the <br />Lease or its termination in any way in as good condition and repair <br />as the same shall be at the con~encement of said term (loss by <br />~rdinary wear and decay only excepted.) <br /> <br />.3. Termination. If at the expiration of the term of this Lease <br />or any renewal thereof Lessee continues to occupy said Premises, <br />Isuch action shall constitute renewal of this Lease for a period of <br />one (1) year upon the same terms and conditions, except that <br />Lessor may, at its option, cancel such renewal at any time during <br />said year by giving to Lessee 60 days notice of its intention to <br />cancel. <br /> <br />14. Rent Demand. Every demand for rent due wherever and whenever <br />made shall have the same effect as if made at the time it falls <br />due and at the place of pa~nent, and after the service of any <br />notice or c~encement of any suit, or final judgment therein, <br />Lessor may receive and collect any rent due, and such collection or <br />receipt shall not operate as a waiver of nor affect such notice, <br />suit or judgment.
