7. The SOCIETY shall maintain the interior of the Old Stone <br /> House in a clean and sanitary condition, to the satisfac. <br /> tion of the Director of Public Works, in accordance with <br /> the rules and regulations adopted for the control and <br /> maintenance of parks and public buildings by the Council <br /> of the CITY or its Director of Public Works. <br /> <br /> 8. The CITY shall maintain the interior and exterior of the <br /> Old Stone House in good repair, including, but not limited <br /> to, maintaining the new basement in a dry and healthful <br /> condition; disposing of water flowing from the downspouts <br /> of the building; maintaining the sewer; repairing the roof, <br /> chimney, woodwork and windows; painting; and such other <br /> repairs as the Director of Public Works shall determine <br /> to be necessary. If the SOCIETY shall find the Old Stone <br /> House is in need of repairs, it shall report tbem to the <br /> Director of Public Works, in writing at least monthly. <br /> <br /> 9. The CITY shall have primary responsibility for the care <br /> and maintenance of all shrubs, lawn and other landscaping <br /> surrounding the Old Stone House; except the SOCIETY shall <br /> have primary responsibility for the care and maintenance <br /> of the old fashioned garden and herb garden. All land- <br /> scaping plans for the area surrounding the Old Stone House <br /> shall be approved in advance by the SOCIETY. <br /> <br /> 10. The CITY shall pay for all utilities at the Old Stone <br /> House and shall carry adequate insurance on the building° <br /> The SOCIETY shall own and insure the building's contents. <br /> <br /> 11. This Agreement may be amended at anytime upon approval of <br /> the CITY and the SOCIETY. <br /> <br /> 12. This Agreement may be cancelled at anytime by either party <br /> upon giving ninety (90) days written notice to the other. <br /> <br /> 13. This Agreement supersedes and replaces any and all prior <br /> agreements between the parties hereto and shall be binding <br /> upon the parties, their successors and assigns. <br /> <br /> IN WITNESS WHEREOF, the parties hereto have executed this Agreement <br /> by their duly authorized officers, as of the day and year first above <br /> written. (SIGNATURES) <br /> <br /> Section 2.
