'LAND INSTALLMENT CONTRACT <br /> <br /> THIS AGREEMENT made and entered into at Lakewood, Ohio by and <br />between THE CITY OF LAKEWOOD, OHIO, a municipal corporation, hereinafter <br />called the "VENDOR", whose post office address is 12650 Detroit Avenue, <br />Lakewood, Ohio 44107, and GREAT LAKES SHAKESPEARE ASSOCIATION, INC., an <br />Ohio corporation, hereinafter called the "VENDEE", whose post office <br /> <br />address is Franklin Boulevard at Bunts Road, Lakewood, Ohio 44107. <br /> WITNESSETH: <br /> That for and in consideration of the mutual promises, covenants <br />and agreements hereto as herein contained and other valuable considerations, <br />the VENDOR does hereby agree to sell and convey, and the VENDEE does hereby <br />agree to purchase and pay for, upon and under the provisions, terms and con- <br />ditions herein expressed, the following described real property: <br /> <br /> Situated in the City of Lakewood, County of Cuyahoga <br /> and State of Ohio and known'as being part of Sublet <br /> Nos. 1, 2 and 3 in The George P. Faerber & Matilda <br /> Henry Subdivision of part of Original Rockport Town- <br /> ship Section No. 21, as shown by the recorded plat in <br /> Volume 33 of Maps, Page 16 of Cuyahoga County Records, <br /> together forming a parcel of land, bounded and described <br /> as follows: <br /> <br /> Beginning on the Westerly side of Hopkins Avenue at a <br /> point distant Northerly measured along said Westerly <br /> side 8 feet from the Southeasterly corner of Sublet <br /> No. 3; thence Westerly parallel with the Southerly side <br /> of Sublet No. 3, 103 feet to a point on the Westerly .line <br /> of said Sublet; thence Northerly along the Westerly line <br /> of Sublet No. 3 and along the Westerly line of Sublet <br /> 'No. 1, 70 feet to a point distant Northerly measured <br /> along the Westerly line of Sublet No. 1, 38 feet from <br /> the Southwesterly corner thereof; thence Easterly <br /> parallel with the Northerly line of Sublet No. 3, 103 <br /> feet to the Westerly side of Hopkins Avemle; thence <br /> Southerly along said Westerly side 70 feet to the place <br /> of beginning, be the same more or'less, but subject to <br /> all legal highways and zoning restrictions. <br /> <br />together with all the appurtenances and hereditaments thereunto belonging. <br /> <br /> The VENDEE agrees to pay for said property the sum of Twenty Three <br />Thousand Five Hundred Dollars ($23,500.00) payable as follows: <br /> <br /> (a) Five Hundred Dollars ($500.00) concurrently with tlYe <br /> execution of this Agreement, the receipt of which is <br /> hereby acknowledged by VENDOR. <br /> <br /> (b) Tbe balance of said purchase price, said balance <br /> being in the amount of Twenty Three Thousand Dollars <br /> ($23,000.00) shall bear interest at.the rate of six <br /> percent (6%.) per annum on the unpaid principal balance <br /> commencing on the 1st day of October, 1976. The balance <br /> of said purchase price plus interest shall be due and, <br /> payable in monthly installments of not less than One <br /> Hundred Fifty Dollars ($150.00) per month commencing on <br /> the 1st day of October, 1976, and continuing each and every <br /> <br />- 1 - EXHIBIT "A" <br /> <br /> <br />
