<br />The follow[,m uses m;~y be permitted as a Special Exception by the Board of Zoning
<br />Appeals wl~e, the standards and conditions specified herein are complied with. In
<br />the. granting of a Special Exception, the Board of Zoning Appeals may prescribe such
<br />additional conditions and safeguards as it deems necessary, desirable or appropriate.
<br />The Board may vary the standards specified for land area and minimum dimensions
<br />for an exception when J.t finds, (1) it is unreasonable for the applicant to acquire
<br />more. land, (2) the land is suitable for the proposed use, (3) the proposed use will
<br />not be detrimental, to the neighborhood.
<br />
<br />(a) Gasoline Service Station, upon compliance with the following terms and
<br /> conditions:
<br />

<br />
<br />As used ~n this Chapter, "gasoline service station" shall mean the
<br />use of a building and premises including pumps, tanks, and equip-
<br />ment primarily for the retail sale of gasoline and oil for delivery
<br />into vehicles using the same for fuel or lubrication and may include
<br />but not l. imited to, the retail sale of grease, batteries, tires, and
<br />motor vehicle accessories, the performing of services and making of
<br />adjustments and minor part replacements to motor vehicles, the
<br />washing, waxing and polishing of motor vehicles, as incidental to
<br />other services rendered, and the making of repairs to motor vehicles
<br />except repairs of a major type. Repairs of a major type are defined
<br />to include but not limited to spray painting, body, fender, clutch,
<br />transmission, differential, axle, spring and frame repairs, major
<br />overhauling of engines requiring the removal of engine cylinder head
<br />or crankcase pan or removing the motor; repairs to radiators requiring
<br />the removal thereof; or complete recapping or retreading of tires.

<br />The lot: upon which such station is located shall have an area of not
<br />less than [2~000 square feet, unless the same shall be on a corner
<br />lot, :i.n which event the minimum lot width shall apply to both streets
<br />and the corner lot shall have an area of not less than 22,000 square
<br />feet. At least one street frontage shall be not less than 150 feet
<br />Jn width. The front yard measured from the street line to the building
<br />line shall not be less than 50 feet, and side and rear yards of not
<br />]ess than 25 feet. Such front, side and rear yards shall be land-
<br />scaped and shall be unoccupied by any building or other structure,
<br />signs, or other encroachments, except as expressly authorized by
<br />this Section 1119.03.

<br />
<br />The building shall be of modern fireproof construction. The building
<br />shal] have an enclosed area of not less than 1,200 sqpare feet if
<br />any service is to be offered on, or from, the premises other than
<br />the de'livery of gasoline and oil into vehicles using the same for
<br />fuel or lubrication. If a gasoline and oil filling station offers
<br />no service other than ~elivery of gasoline and oil into vehicles
<br />using the same for fuel or lubrication, the enclosed area of the
<br />building may not be less than 400 square feet, and no such station
<br />may offer or provide lubrication, oil changes, repairs, equipment
<br />installation, tire changes or repairs, or other services customarily
<br />provided by a gasoline and'oil filling station in an enclosed perma-
<br />nent building.

<br />One or more concrete service islands may be constructed or installed
<br />in front of the building line but not nearer than fifteen (15) feet
<br />to any street line, which islands shall be raised not less than four
<br />(4) inches nor more than twelve (12) inches above grade, and upon
<br />which, may be installed one or more gasoline pumps, and one or more
<br />oil racks for the storage and dispensing of oil from cans of approxi-
<br />m;~te.l_y one quart capacity, no Such pump or rack to exceed six (6)
<br />feet .[.n be'[ght above grade.
<br />
<br />(5) Not more than 500 gallons of .petroleum produ.cts, excluding gasoline
<br /> may be stored above ground. ~

<br />One free-standing sign, identifying the trade name of the oil company
<br />whose products are sold at such station may be erected .'or installed
<br />in front of the building line, such sign to contain not more than
<br />thirty-six (36) square feet of surface area on each of its two sides,
<br />w~th no part of such sign to be less than eight (8) feet above curb
<br />level and no part of such sign to be more than fourteen (14) feet
<br />above grade. No sign shall be placed in such a manner as to impair
<br />sight distance on entering or leaving the lot. One wall sign for
