All lighting shall <br />be so arranged as not to sbine directly into adjacent property. <br /> <br />Poles and lights for illumination of accessways and service islands <br />mz~y be erected or installed in front of the building line with no <br />part of any such pole or light to be more than twenty (20) feet above <br />cu'rb level. <br /> <br />Al.1 equipment (~ncluding display and vending .equipment) used in the <br />operation of a gasoline and oil filling station sball be located <br />w~'thin a building; all articles, merchandise or commodities sold or <br />'otherwise d'ispensed, or used, or displayed, at such station shall be <br />stored within the building, except gasoline sold by means of approved <br />gaso].ine pumps and oil dispensed from cans stored in approved oil <br />racks. A1]..vehciles used in the operation of a gasoline and oil filling <br />stat'ion shall be store(] within a building except when in actual ser- <br />vice. All servicing and repairs to be made in an enclosed building.. <br /> <br />Dri. w~ways and parking areas on the lot shall be paved, and drained. <br />Off-street parking spaces at the rate of one such parking space for <br />each employee with a minimum of two employee parking spaces, plus <br />o~e parking space for each service bay, shall be provided in back of <br />the building line. Buffer strips consisting of landscaping, 'and/or <br />a fence appropriate to the neighborhood as may be required by the <br />Board of Zoning Appeals shall be provided.' <br /> <br />Only vehicles owned or operated by employees or customers of a gaso- <br />line and oil filling station may be parked at such station, and <br />such vehicles may not be p'arked between the building line and the <br />street line. <br /> <br />Refuse or garbage lawfully retained on the premises pending disposal <br />thereof shall, be stored within a permanent building or structure or <br />if located outside such building or structure shall be wholly within <br />an encloged container so located and maintained that its use shall <br />not be injurious, noxious, offensive or bazardous to occupants of <br />tile premises or to persons of property beyond the boundaries of the <br />property. <br /> <br /> If any gnso]ine and oil filling station shall become abandoned, <br /> such st,']tion shall be .presumed to be a nuisance affecting or en- <br />.da,gerJng surrounding property values and to be detrimental to the <br /> public health, safety, convenience, 'comfort, property or general <br /> welfare of the community shall be abated. The Building Department <br /> in its d~scretion may order any abandoned gasoline service station <br /> demo] i.~hed. Abandoned is defined as operating for less than three <br /> consecutive months in any twelve (1.2) month period. <br /> <br />[:(-mve,ience food dt~i. ve-in restaurant facilities which provide for the sale <br />or serving of convenience food items, including but not limited to, ice <br />cream and custard, sandwiches, fish and chips, beverages, desserts and <br />other items in tile convenience food field either to customers remaining <br />in the:[r motor vehicles, or consuming such items on 'the premises or pur- <br />~'bns].ng such it:ems for consumpti6n off the premises, upon compliance with <br />the following terms and conditions: <br /> <br />(1) The parcel to be developed shall'have not less than 20,000 square <br /> feet with a minimum width of 125 feet. <br /> <br /> <br />
