The <br />Buyer shall have the right to evict any individual. who becomes destructive <br />or rowdy and to terminate any such use period of the activities of the users <br />becom excessively loud, dangerous or out of keepi ng wi th decorum and good <br />practice. <br /> To compensate the Buyer for its set up, take down and clean up ex- <br />penses in providing the use peri ods above speci fi ed, the Seller shall pay <br />the Buyer a service charge for each use peri od of which sai d groups avai 1 <br />themselves. Said service charge shall be $20.00 for each use period in <br />which no kitchen facilities are used and $25.00 for each use period in which <br />kitchen facil iti es are used. At or as of July 31 st and December 31 st of <br />each calendar year, the Buyer shall furnish to the Seller a written itemized <br />report of the peri ods of when such groups made use of the Premi ses. As of <br />December 31st, of each calendar year, the Buyer shall be allowed a credit on <br />the then unpaid indebtedness for the amounts of such service changes <br />accumulated during the prior months. Such credit shall not be less than the <br />One Thousand Dollars ($1,000.00) per year regardless of the use actually <br />made of said Premises by such groups. The minimum charge for a partial year <br />shall be prorated. <br /> ASSIGNMENT. Buyer shall not assign, encumber or transfer Buyer's <br />interest under this contract without written consent of Seller. <br /> BUYER'S DEF AUL T . The entire unpaid balance of the Purchase Price, <br />together with all unpaid and accrued interest and all other charges payable <br />under this contract, shall at Seller's option become immediately due and pay- <br />able: (1) If Buyer fails to make any payment within ninety (90) days after <br />it becomes due; (2) if Buyer fails to observe or perform any other <br />provision covenant or condition required of Buyer withi n si xty 60 days <br /> -5- <br />.'<,-, <br />
