prcpo[~ions and manner upon which the parties agree. Buyer shall not create, <br />permit, or suffer any liens or encumbrances against the Premises, except the lien <br />of current taxes and assessments not yet due and payable. <br /> <br /> BUYER'S RIGHT TO RSMODEL. Buyer, at its own expense, frcm time to time <br />may make changes and alterations in and to the building on said Premises and in <br />ar~ to the areas surrounding same, provided, however, such changes and alterations <br />shall not jeopardize the structural integrity of the building. All major changes <br />and alterations shall be made only with the written approval of the Director of <br />Public Works. <br /> <br /> USE OF PRSMISES BY GROUPS SPECIFIED BY SELLER. ~he Buyer agrees that, <br />for a period of ten (10) years frcm the date of execution hereof, the Buyer will <br />permit groups specified by the Seller, including youth groups, senior citizen <br />groups, and veterans groups, to use the main drill hall without charge to said <br />groups. Said periods of use shall not exceed fifty (50) in any one calendar year, <br />with up to twelve (12) of the fifty (50) uses being for veterans groups, and the <br />balance thereof being for senior citizen groups and youth groups. The 50 uses <br />shall not include more than eight (8) Saturday evening (after 6 p.m.) and eight <br />(8) Friday evening (after 6 p.m. ) uses, and shall be scheduled by the Buyer to <br />acccmm~date the needs and best interests of all parties insofar as possible. A <br />list of the dates which the Seller desires to reserve for each calendar year <br />beginning January 1, 1985, shall be submitted in writing to the Buyer by the <br />Seller not later than July first of the preceding calendar year and shall be <br />subject to the availability of the requested dates at the time the list is <br />submitted to the Buyer. For the year 1983, the Seller's uses shall be prorated <br />accordingly and shall be based on four uses for each month in which the Premises <br />are in usable condition. For the year 1984, the iist of dates which the Seller <br />desires to reserve shall be submitted by November 1, 1983. <br /> <br /> 'In addition to the above-specified uses, the Buyer agrees to the use of <br /> the main drill hall by the Cuyahoga County Board of Elections for Prima[~; <br /> Elections, General Elections, and any Special Elections, for whatever charges are <br /> customarily paid by said Board for the use of election premises. <br /> <br />-4- <br /> <br /> <br />
