During such periods of use, the Buyer shall remain in complete con- <br />trol of the Premises and of the activities of the users, and the Buyer shall <br />have the right to exercise such supervision as is necessary to prevent <br />damage to the Premises and/or furnishings and equipment of the Buyer. The <br />Buyer shall have the right to evict any individual who becomes destructive <br />or rowdy and to terminate any such use period of the activities of the users <br />becom excessively loud, dangerous or out of keeping with decorum and good <br />practice. <br /> <br /> To compensate the Buyer for its set up, take down and clean up ex- <br />penses in providing the use periods above specified, the Seller shall pay <br />the Buyer a service charge for each use period of which said groups avail <br />themselves. Said service charge shall be $20.00 for each use period in <br />which no kitchen facilities are used and $25.00 for each use period in which <br />kitchen facilities are used. At or as of July 31st and December 31st of <br />each calendar year, the Buyer shall furnish to the Seller a written itemized <br />report of the periods of when such groups made use of the Premises. As of <br />December 31st, of each calendar year, the Buyer shall be allowed a credit on <br />the then unpaid indebtedness for the amounts of such service changes <br />accumulated during the prior months. Such credit shall not be less than the <br />One Thousand Dollars ($1,000.00) per year regardless of the use actually <br />made of said Premises by such groups. The minimum charge for a partial year <br />shall be prorated. <br /> <br /> ASSIGNMENT. Buyer shall not assign, encumber or transfer Buyer's <br /> interest under this contract without written consent of Seller. <br /> <br /> BUYER'S DEFAULT. The entire unpaid balance of the Purchase Price, <br />together with all unpaid and accrued interest and all other charges payable <br />under this contract, shall at Seller's option become immediately due and pay- <br />able: (1) If Buyer fails to make any payment within ninety {90) days after <br />it becomes due; (2) if Buyer fails to observe or perform an~ other <br />provision, covenant or condition required of Buyer within sixty (60) days <br /> <br /> <br />
