If there is a different elevation on <br />each side of the lot, a mean elevation shall be used in <br />measuring maximum height of the structure. Ail buildings <br />and structures shall also comply with the Flood Plain <br />Regulations in accordance with Chapter 1307 of the <br />Codified Ordinances (Flood Damage Prevention Code). The <br />permitted height of a structure shall be measured from <br />the curb level regardless of the floor elevation of the <br /> <br />structure pursuant to the provisions of the Flood Damage <br />Prevention Code. <br /> <br />1106.05 Lot Area and Width Regulations <br /> <br />No lot shall be less than 2,400 square feet in area <br />less than 25 feet in width at the building line. <br /> <br />and <br /> <br />1106.06 Side Yard Regulations for Principal Building <br />There sha~.l be no side yard requirements. <br /> <br />1106.07 Front Yard Regulations <br /> <br />Front yard shall be as established by the building <br />map. <br /> <br />line <br /> <br />1106.08 Off-Street Parking <br /> <br />(a) Two paved off-street parking spaces shall be <br />provided for each dwelling unit. The front yard may be <br />used for off-street parking. <br /> <br />(b} Off-street parking spaces and their access shall be <br />improved with concrete, asphalt, or any other material <br />approved by the Board of Building Standards. These areas <br />shall be graded and drained so as not to cause a nuisance <br />to abutting properties. <br /> <br />1106.09 Maximum Lot Area Use <br /> <br />Principal, buildings on lagoon waterfront lots or Rocky <br />River waterfront lots shall not cover more than 90~ of <br />the lot. Principal bull. dings on non-waterfront lots of <br />2,500 square feet or less shall not cover more than 80~ <br />of the lot. on lots exceeding 2,500 square feet but less <br />than 3,300 square feet shall not cover more than 2,000 <br />square feet, and on lots exceeding 3~300 square feet <br />shall not cover more than 60~ of the lot. An accessory <br />building or buildings shall not cover more than 20~ of <br />the rear yard except as provided in Section 1106.03(a). <br /> <br /> <br />
