1129 · 02 GENERAL REQUIREMENTS <br /> <br />(A) Plat <br /> <br />The plat shall be prepared in accordance with O.R.C. Chapter 4733- <br />37-07 (Minimum Standards for Boundary Surveys in the State of <br />Ohio) by a professional surveyor registered in Ohio. It shall be <br />drawn on Polyster drafting film (mylar) with india ink to an <br />appropriate scale. It shall not be smaller than eighteen inches <br />by twenty- four inches or larger than twenty-four inches by <br />thirty-six inches and shall contain the following: <br /> <br />Overall dimensions of the existing parcel(s) and the length <br />and direction of each new lot line, street or easement. <br /> <br />Monuments set along the subdivision boundaries and street <br />center line control points within the subdivision. <br /> <br />Sublot or parcel numbers/letters in progressive order, utili- <br />ties and drainage easements and building setback lines. <br /> <br />4. Surveyor's certification and reproducible seal. <br /> <br />5. Permanent parcel number, owner's name and current deed volume <br /> and page for all adjoining parcels. <br /> <br />e <br /> <br />Owner's acceptance of plat and subdivision and (where neces- <br />sary) statement offering dedication of streets, rights-of-way <br />and any sites reserved by deed covenants for common use. <br /> <br />Approval clauses for Planning Commission (Chairman and Secre- <br />tary), City Engineer and City Council (Clerk). <br /> <br />(b) Streets <br /> Location of streets shall conform with the City's general plan. <br /> If possible streets shall be continuous. Where a continuous <br /> street is impracticable a cul-de-sac with a minimum termination <br /> diameter of 120 feet is permitted. <br /> <br />Minimum street right-of-way width shall be sixty feet. <br /> <br />Street pavement shall be at least twenty-five feet wide including <br />curbs, with a minimum of four-inch base and a surface of at least <br />seven inches of reinforced concrete. <br /> <br />Street intersections shall be at ninety degrees where possible, <br />but never less than sixty degrees. <br /> <br />Reserve strips abutting proposed street shall not be permitted. <br /> <br />(c) Sublots <br /> Ail sublots, parcels or blocks shall have access to a public <br /> street. Whenever practicable, side lot lines shall be straight <br /> lines perpendicular with the street or radial to a curved center <br /> line. <br /> <br />Minimum frontage, building setback and side yards shall be in <br />accordance with the current zoning for the parcel(s) being subdi- <br />vided. <br /> <br />Minimum frontage shall be determined at the building setback <br />line, but in no case will the frontage at the right-of-way be <br />less than twenty-five feet. <br /> <br /> <br />
