Corner lots shall have a minimum of fifteen feet setback for <br />street side yard. <br /> <br />Lots and sublots may not be sold nor shall titles transfer until <br />the City accepts the plat and it has been recorded. <br /> <br />(d) Maps and Plans <br /> 1. Location Map - shall show the locations of all peripheral <br /> streets and subdivision and the type of zoning and uses of <br /> areas contiguous to it. <br /> <br />Preliminary Plan - shall show all existing streets and utili- <br />ties, proposed street and lot lines, existing and proposed <br />drainage ditches, existing structures and gas wells within the <br />proposed subdivision and on all adjacent parcels. <br /> <br />Improvement Plan - shall be prepared by a professional engi- <br />neer registered in Ohio and shall be drawn with permanent ink <br />on standard 24" x 36" plan and profile polyester drafting film <br />(mylar) with a horizontal scale of 1" = 50' and a vertical <br />scale of 1" = 5'. Bench marks referenced to the Cleveland <br />Regional Geodetic Survey datum shall be used and shown on the <br />plans. Also included shall be used and shown on the plans. <br />Also included shall be the plan and profile of proposed pave- <br />ment, storm and sanitary sewers, water mains, gas and electric <br />lines, house connections and a typical section of the roadway <br />showing underground installations and pavement and berm areas. <br />Grades shall be shown at least at fifty foot intervals. <br />Vertical curves shall be used at all pavement grade changes. <br /> <br />Grading Plan - shall be a topographic map drawn to a scale of <br />1" = 50' with a contour interval of one foot and conforming to <br />the Cleveland Regional Geodetic Survey datum. It shall show <br />the proposed locations of houses on the lots, finished ground <br />elevations at the house and sublot corners and the proposed <br />lot drainage. <br /> <br />1129.03 PROCEDURES FOR MINOR SUBDIVISIONS <br /> <br />(a) Application. A preliminary plan and plat complying with the <br /> requirements set forth in Section 1129.02 shall be prepared <br /> for each minor subdivision and submitted with an application <br /> for approval to the Planning Director not less than ten days <br /> prior to the next regularly scheduled meeting of the Planning <br /> Commission. The purposes of the preliminary plan are to <br /> determine if it qualifies as a minor subdivision, its relation <br /> to adjacent subdivisions, and compliance with other City <br /> codes. <br /> <br />(b) Review by City Engineer. The Planning Director shall submit <br /> the preliminary plan and plat to the City Engineer for review <br /> and if it is satisfactory, the Engineer shall so certify the <br /> approval thereon. <br /> <br />(c) Approval. The Planning Co~,ission shall review all required <br /> maps and the report of the City Engineer for compliance with <br /> the applicable sections of this Chapter and the Zoning Code. <br /> The minor subdivision shall be approved if it complies. An <br /> approval notation shall be made on the preliminary plan and <br /> the plat by the Chairman and Secretary of the Planning Commis- <br /> sion. <br /> <br /> <br />
