respect to any Redevelopment Property, the City has not <br /> completed its Site Work within the time periods required under <br /> the Project Development Schedule, the Redeveloper may at its <br /> option at any time thereafter terminate this Agreement. Upon <br /> such termination, Redeveloper shall have no further obligation <br /> to develop the Project pursuant to this Agreement. The <br /> Redeveloper may periodically extend the date of exercise of any <br /> such option to terminate, whether before or after any deadline <br /> date imposed by the Project DeVelopment Schedule, by written <br /> notice to the City of such extension and the date to which such <br /> option has been extended. <br /> <br /> (b) Time for Commencement and Completion of Publi~ <br /> Improvements <br /> <br /> In addition to its obligations with respect to the <br />Site Work, the City will commence and complete all <br />Project-related public improvements contemplated by the Plan <br />and located on the City-owned public purpose portion of the <br />Redevelopment Properties (the "Public Improvements'!) within the <br />time periods specified in the Project Development Schedule. <br /> <br /> In connection with the foregoing,, the parties <br />recognize that three (3) Redevelopment Properties fronting on <br />Detroit Avenue (Permanent Parcel'Nos. 314-4-008, 314-4-009 and~ <br />314-4-010 - "Commercial Properties") are presently occupied'by <br />tenants who may lease replacement space in the Project. If any <br />tenant of the Commercial Properties leases space in the Project <br />prior to Closing, the City agrees to complete the demolition of <br />such Commercial Properties no later than thirty (30) days after <br /> <br />- 18 - <br /> <br /> <br />
