sufficiency of which are hereby acknowledged, the parties hereto <br /> <br />agree as follows: <br /> <br /> 1. AGREEMENT <br /> <br />TO BUY AND S~LT.. Seller agrees to sell <br /> <br />and convey to Buyer and Buyer agrees <br /> <br />to buy and take title, <br /> <br /> under the terms and conditions set 'forth below, to all of <br /> Seller's right, title, estate and interest in and to 'the real <br /> property described in Exhibit "A", together with all buildings <br /> and improvements located thereon (the "Real PrOperty") and all <br /> appurtenant rights, privileges and easements belong thereto, <br /> together'with all of Seller,s rights, title, estate and interest <br /> in and to the following. <br /> <br /> a. All gas and electric systems, ..lighting and <br />heating systems, radiators, ventilator equipment, incinerators, <br />furnaces, hot water heaters, water,, sewage and plumbing systems, <br />fire protection and security systems and 'all other fiXtures <br />attached to the Real PrOperty and owned by.Seller (expressly <br />excluding any suCh property owned' by tenants of the building); <br /> <br /> b. All of Seller's rights under such other <br />agreements, contracts and contract rights pertaining to the <br />Real Property as are described in Exhibit "B" attached hereto <br />and made a part hereof, as such exhibit may be amended as of the <br />Closing Date which exhibit consists principally of copies of <br />leases. All of the foregoing assets and properties Contemplated <br />to be acquired by Buyer hereunder are collectively referred to <br />in this Agreement as the "Property,,'. <br /> <br /> c. Notwithstanding the.foregoing sections "a" and <br />"b" the following is excluded and shall remain property of the <br /> <br />Seller: <br /> <br />Coin operated washers and dryers which <br />shall remain on the property for the use <br />of the tenants until the premises are <br />vacated at which time' they are to be <br /> <br /> <br />
